Statewide housing reports provide useful context, but they cannot tell a homeowner what is happening in Lantana, Flower Mound, Argyle, Highland Village, Northlake or Bartonville. We reviewed the latest closed MLS sales to see how these local markets are actually behaving.

Texas Is Moving Toward Balance — But Local Markets Are Behaving Differently

The broader Texas housing market entered the second half of 2026 with improving sales activity, more inventory and signs that price declines are moderating. Buyers have more choices than they did during the most competitive periods of the market, while sellers are competing more directly on price, condition and presentation.

That does not mean every community has become a buyer's market.

There isn't one Southern Denton County housing market. There are dozens of micro-markets — and sometimes the difference is visible from one neighborhood to the next.

Seay Realty Group reviewed closed residential sales from July 21 through August 20, 2026 in six of the communities we closely serve. The differences are substantial.

Lantana's recent sales show that buyers remain willing to pay close to asking price when a property is positioned correctly. Closed prices ranged from approximately $455,000 to $1.2 million during the period.

Six of the 16 sales closed at or above asking price. That is an important distinction for homeowners: Lantana is not behaving like a market where every seller needs to make significant concessions.

Seller takeaway: Correct pricing and presentation still matter enormously, but properly positioned Lantana homes can continue to command strong offers.
Flower Mound, Texas

The Most Active Market in the Group

94 Closed Sales | Broad Price-Point Activity

Flower Mound recorded the largest number of sales among the six markets reviewed. Activity extended from traditional residential price points through the million-dollar and luxury segments.

Forty of Flower Mound's 94 recent sales closed at or above the final asking price. Buyers have more homes to compare, but well-positioned properties can still generate meaningful competition.

Seller takeaway: A citywide median is only a starting point. Neighborhood, lot, condition, updates and price point can produce dramatically different outcomes.
Argyle, Texas

Higher Prices — and More Time to Make a Decision

36 Closed Sales | Diverse Resale + New Construction Market

Argyle produced the highest median sold price among Lantana, Flower Mound, Highland Village and Northlake, but homes also took considerably longer to sell.

The Argyle market includes established neighborhoods, acreage properties, luxury homes and extensive newer construction. Those properties are not necessarily competing with the same buyer.

Seller takeaway: Pricing needs to account for both resale competition and new construction. Buyers have enough alternatives to be selective.
Highland Village, Texas

One of the Faster Local Markets

17 Closed Sales | Median Market Time About Two Weeks

Highland Village recorded one of the shortest median cumulative days-on-market figures in the group, showing that buyers are still responding quickly when the home and price align.

Recent sales ranged from approximately $400,000 to $975,000, showing activity across several segments of the Highland Village market.

Seller takeaway: Buyers are acting quickly on homes they perceive as appropriately priced, but that does not mean they are ignoring value.
Northlake, Texas

More Negotiation and More Buyer Choice

Northlake posted a lower median sale-to-list ratio than the other larger markets in this comparison, suggesting buyers currently have additional negotiating leverage in portions of the market.

Buyers in Northlake may be comparing existing homes not only with other resales, but also with builder inventory, financing incentives, closing-cost assistance and new-home warranties.

Bartonville, Texas

A Small, Highly Property-Specific Luxury Market

Only 4 Closed Residential Sales

Bartonville demonstrates why local statistics require context. With only four closed sales in the reporting period, a single property can materially affect the town's median.

Bartonville's acreage, custom construction, newer luxury homes and estate properties also make broad automated valuations particularly unreliable.

Lot size, acreage, construction quality, age, location, equestrian amenities, outbuildings and finishes can all change the appropriate comparable-sale set.

In a market this small, individual-property analysis is substantially more meaningful than relying on a townwide average.

Local Data Matters

Why the Headline Doesn't Tell the Whole Story

During the same 30-day period, Flower Mound produced 94 sales with comparatively short market times, Argyle posted a higher median sold price with substantially longer market time, Northlake showed more evidence of negotiation, and Bartonville behaved like the small luxury and acreage market that it is.

The market can change considerably between cities — and it can change again between neighborhoods within the same city.

That is why a statewide report, countywide statistic or automated home valuation should be viewed as context rather than a pricing strategy.
