Kendall is one of the newer resale neighborhoods within the master-planned community of Lantana, Texas. Located off Golf Club Drive, east of Crescent, Kendall offers convenient access from both sides of its community borders, having direct access to Copper Canyon Road on its Eastern side or it can be approached via a bridge from the Crescent community, over the Poindexter Branch Creek natural area.  Kendall was primarily built by Highland Homes, with its construction divided into multiple phases.  It’s final phase (phase 3) wrapped up around mid-2014.

Homes are located along Conner Way, Kaitlyn Court, Presley Way, James Drive, and Golf Club Drive. Kendall includes a cul-de-sac on James Drive and a residential loop off Conner Way. Some properties back to greenbelt space, but Kendall does not include golf-course lots.  Kendall is also unique to Lantana, by being one of the first two communities to complete Lantana’s expansion fully to Copper Canyon Road.  Careful consideration was taken by Republic Property Group to design a community that pass-through traffic would be inhibited.

Kendall combines newer resale construction with an intimate neighborhood setting near Crescent and Golf Club Drive. The five-year CMA reviewed 37 closed sale records. Closed prices ranged from approximately $482,000 to $745,000, with an average closed price of approximately $586,868 and a median closed price of approximately $585,000.

Most of the reviewed sales were four-bedroom homes with two-car garages. Private pools were uncommon, appearing in three of the 37 closed sale records, or approximately 8.1% of the five-year sample. For buyers and sellers, this means condition, updates, floor plan, lot position, greenbelt setting, outdoor living areas, and overall presentation may be more useful comparison points than pool presence alone.

The reviewed Kendall sales were built from 2012 through 2016. Both the average and median year built were 2014, giving Kendall a relatively tight and newer construction window compared with Lantana’s earliest neighborhoods.

The reviewed sales had an average lot size of approximately 0.146 acres and a median lot size of approximately 0.132 acres. Lot sizes ranged from approximately 0.130 to 0.430 acres. The 0.430-acre maximum was represented by one unusually large lot, while most reviewed Kendall sales were on considerably smaller lots. Backyard usability, privacy, drainage, grade, and greenbelt relationships vary by property and should be evaluated individually.

01 - About Kendall & Lantana

Kendall is a residential neighborhood within Lantana, a master-planned community in southwest Denton County, Texas. It is one of Lantana’s newer resale sections, with homes in the reviewed three-year market sample built between 2012 and 2016.

Kendall offers single-family homes along Conner Way, Kaitlyn Court, Presley Way, James Drive, and Golf Club Drive. Its setting includes rolling topography, landscaped yards, a James Drive cul-de-sac, a residential loop off Conner Way, and select greenbelt lots. Kendall does not have golf-course lots.

As part of Lantana, Kendall residents have access to the broader community lifestyle, including pools, parks, trails, fitness facilities, sports courts, playgrounds, resident programming, and nearby private golf-club access through a separate membership.

Kendall is located off Golf Club Drive, east of the Crescent neighborhood. It can be approached from two directions:

  • From the east, Kendall is accessible from Copper Canyon Road via Emily Lane.
  • From the west, residents can travel from Lantana Trail onto Golf Club Drive and through Crescent.

This two-sided access is a practical Kendall feature because residents can choose a route based on their destination, school-day traffic, or conditions within the community.

Some Kendall homes feature premium greenbelt settings, which may provide a more open backyard view or reduced rear-neighbor exposure. The exact view, buffer, trail relationship, drainage pattern, and long-term land use should be verified for the individual property.

Kendall does not have golf-course lots. Buyers who want to live near the Lantana Golf Club without the privacy, golf-ball, maintenance, or view considerations associated with a course-facing lot may appreciate this distinction.

Kendall has a laid-back residential feel shaped by newer resale homes, rolling terrain, landscaped yards, and natural surroundings. The neighborhood is small enough to feel distinct while remaining connected to Crescent, Golf Club Drive, and the larger Lantana community.

Mustang Park and Playground, located nearby in Crescent, gives Kendall residents another convenient outdoor option within this part of Lantana. The actual route and distance depend on the specific home.

Lantana has been named Dallas/Fort Worth’s Community of the Year four times by the Dallas Builders Association.

Its appeal is tied to its individual residential neighborhoods, extensive amenities, community events, trail connections, Denton ISD schools, and convenient access to Argyle, Flower Mound, Highland Village, Denton, and other North DFW destinations.

02 - Homes & Real Estate Market

Based on the 37 closed sale records in the five-year CMA, Kendall homes generally include:

  • Detached single-family homes built from 2012 through 2016
  • Approximately 2,195–3,609 square feet
  • Three to five bedrooms, with four bedrooms representing the typical profile
  • Two to four full bathrooms, with some homes also offering a half bath
  • Mostly two-car garages, with five of the 37 closed sale records showing three-car garages
  • Lots ranging from approximately 0.130–0.430 acres, although the 0.430-acre maximum was an outlier and most reviewed lots were considerably smaller
  • Select premium greenbelt settings, but no golf-course lots
  • LLimited private-pool inventory, with three pool sales among the 37 closed sale records

The typical Kendall property in the five-year report was a four-bedroom home of approximately 3,100–3,250 square feet with a two-car garage on a lot near 0.13–0.15 acres.

Homes within Kendall have traditional elevations, featuring some with brick or brick & stone fronts.  Floorplans are open and spacious, with many of the desired upgraded touches included like vaulted ceilings, luxurious primary baths and contemporary finishes in kitchens.  Of course, every home has been customized differently, and our own more recent home sales in Kendall have shown updates both inside and out of various properties.

  • RH of Texas, LP, formerly associated with Ryland Homes of Texas

Ryland Homes and Standard Pacific later merged to form CalAtlantic Homes. CalAtlantic was subsequently acquired by Lennar.

Corporate names, successor entities, warranty responsibility, and legal obligations can depend on the individual property, construction agreement, recorded documents, and timing. Owners with builder or warranty questions should review their closing records, warranty documents, and title information to identify the appropriate responsible entity.

No. Kendall should be viewed as a resale neighborhood. Homes in the five-year CMA were built between 2012 and 2016, and buyers should not assume that builder inventory or original builder warranties remain available.

For a Kendall resale purchase, buyers should evaluate maintenance history, roof and HVAC age, water heaters, foundation performance, drainage, windows, insulation, appliances, cosmetic updates, and any additions or improvements requiring permits or HOA approval.

The 37 closed sale records in the July 26, 2021–July 25, 2026 CMA ranged from approximately $482,000 to $745,000. The average closed price was approximately $586,868, and the median closed price was approximately $585,000.

These figures describe the reviewed period, not a guaranteed current value range. A Kendall home’s likely market value can change based on condition, updates, floor plan, square footage, garage count, lot position, greenbelt setting, pool or outdoor-living features, competing inventory, financing conditions, and buyer demand at the time of sale.

Across the reviewed five-year closed sales, the average closed price per square foot was approximately $191.01, while the median was approximately $186.50. Individual results ranged from approximately $151.34 to $233.19 per square foot.

Price per square foot is a helpful comparison tool, but it should not be used by itself. Smaller homes may command a higher price per square foot, while larger homes can post a lower figure even when their total value is higher. Updates, lot characteristics, pool condition, layout, and sale terms can also affect the calculation.

The 37 closed Kendall sale records reviewed had an average cumulative market time of approximately 29 days and a median of approximately 12 days. Marketing times ranged from 0 to 114 cumulative days.

That spread shows why a single neighborhood average cannot predict the result for every property. Pricing, preparation, presentation, competition, showing access, seasonality, financing, and negotiation strategy all affect how quickly a home sells.

The reviewed five-year closed sales achieved an average sale-to-list ratio of approximately 101.4% and a median of approximately 100.0%. Individual results ranged from approximately 95.9% to 119.2% of the reported list price. 

The upper end of the range includes sales from the unusually competitive 2021 market and should not be interpreted as a current sale-to-list expectation.

Sale-to-list ratio does not capture seller-paid concessions, repair credits, rate buydowns, or every term affecting net proceeds. Sellers should compare anticipated net results, not only the headline sale price.

Some do, but private pools are not the typical Kendall configuration. Three of the 37 closed sale records in the five-year CMA included a private pool—approximately 8.1% of the reviewed sample.

Pool homes may attract buyers who prioritize outdoor living, but pool condition, equipment age, decking, drainage, sun exposure, and remaining yard space can affect value and marketability.

Because most reviewed Kendall homes did not have private pools, access to Lantana’s community pools remains an important lifestyle feature for many residents.

Texas does not require the final sale price of a home to be recorded as part of the publicly accessible deed record.

As a result, national real estate portals and automated valuation models may not have complete closed-sale information. Licensed real estate professionals with MLS access can review more detailed sales data, including sale price, list-price history, market time, concessions when reported, property features, and agent remarks.

This is particularly important in a smaller neighborhood such as Kendall. Although the five-year report contains 37 closed sale records, several properties sold more than once during the review period. Differences involving greenbelt position, pool condition, renovation quality, garage count, outdoor living, lot characteristics, and interior finishes can significantly affect value.

Three-car garages are not the typical configuration. Most reviewed homes had two-car garages, while five of the 37 closed sale records showed three-car garages—approximately 13.5% of the five-year sample.

A true three-car garage may help distinguish a Kendall property, but its value depends on buyer demand, layout, storage usability, driveway configuration, and the home’s overall competitive position.

03 - HOA, Fees & Taxes

Yes. Kendall homes are part of the Lantana Community Association. The current neighborhood information reflects HOA dues of approximately $131 per month.

HOA rates, services, assessments, transfer charges, and rules may change. Before purchasing, buyers should obtain and review the current resale certificate, fee schedule, governing documents, architectural guidelines, insurance information, violation status, and community rules for the specific property.

Lantana HOA dues have historically supported services and amenities such as:

  • Front-yard maintenance
  • Vector Security monitoring and system installation
  • Community swimming pools
  • Fitness centers
  • Parks and playgrounds
  • Sports courts
  • Hike-and-bike trails
  • Common-area landscaping and maintenance
  • Community programming
  • Architectural and neighborhood standards

Front-yard maintenance has historically included mowing, edging, pruning, weeding, and seasonal fertilization. Buyers should confirm the current scope of all HOA-provided services for the specific property.

No. The Lantana Golf Club is a private club. Golf and club membership are separate from Lantana Community Association dues.

Membership options, availability, initiation fees, and monthly charges should be confirmed directly with the club.

Yes — because Lantana is unincorporated, residents pay a small annual assessment, billed through the HOA, that funds fire and EMS coverage from the Argyle Volunteer Fire Department, calculated based on the home’s appraised value rather than a flat rate. Membership at Lantana Golf Club is also separate and optional, on top of standard HOA dues — contact Lantana Golf Club directly for current pricing.

There may be additional costs beyond standard HOA dues depending on the property, current HOA structure, and community assessments. Buyers should review the HOA resale certificate, title documents, tax records, lender estimates, and seller disclosures.

The short answer is yes. Lantana is located within special district structures, and taxes may include allocations tied to community services and emergency services. Special assessments or district-related fees should be verified by property. Before purchasing in Madison, buyers should review title documents, tax records, HOA information, seller disclosures, and lender estimates to understand the full cost of ownership.

In addition to a professional inspection and title review, Kendall buyers should evaluate:

  • Roof, HVAC, water-heater, and appliance ages
  • Foundation performance and prior repairs
  • Site drainage, grading, and retaining features
  • Greenbelt boundaries, easements, trail proximity, and rear privacy
  • HOA approvals for additions, patios, fences, pools, or exterior changes
  • Window condition, insulation, and energy efficiency
  • Garage configuration and storage
  • Pool equipment and decking, when applicable
  • Seller disclosures, insurance history, and repair documentation
  • Property taxes, applicable assessments, and current exemptions

04 - Schools & Local Children's Activities

Kendall is zoned to Denton Independent School District. Given the neighborhood’s location near the Lantana Golf Club, the commonly associated campuses are:

John H. Guyer High School (Guyer or Denton Guyer)

Denton ISD maintains attendance-zone resources, and buyers should always confirm current school assignment directly with Denton ISD before purchasing because boundaries can change. Harpool Middle School serves students in Lantana and the Guyer High School attendance zone, according to Denton ISD school information.

LOCAL INSIGHT: DENTON GUYER HIGH SCHOOL

For families relocating to Kendall, school zoning is a big part of the appeal — the neighborhood falls within the boundary of Denton Guyer High School, home of the Wildcats. As of July 2026, Guyer competes in Class 6A for all UIL activities, academics, fine arts, and athletics alike, placing it among the largest and most competitive classification in Texas high school sports. On the football field, the Wildcats compete in Class 6A Division II as part of District 5-6A, going up against some of the toughest programs in the DFW area.  Go Wildcats!

Kendall is in Denton ISD, not Argyle ISD.

This question comes up often with buyers of Lantana homes.  The confusion sometimes arises because Lantana is near Argyle and some nearby properties may use an Argyle mailing address.  While Lantana residents share the 76226 zip code, our school zone is independent of mailing addresses.  Postal city designations do not determine public-school attendance boundaries.

While Lantana’s students are zoned for Denton ISD, school options are extraordinary for the community.  Lantana has several nearby private schools such as Liberty Christian School, Founder’s Classical Academy, Harvest Christian Academy, The Selwyn School, Coram Deo and many other notable options.  Some public school districts in this part of Texas also offer open enrollment, which you’d contact the districts directly to explore how this option works.

Families researching private education can compare schools in Argyle, Flower Mound, Denton, and surrounding communities. Admissions, grade levels, transportation, tuition, programs, and availability should be confirmed directly with each school.

Kids interested in sports teams have many choices, including soccer, baseball, youth football, basketball, and more. Kids from Lantana often join local recreational or developmental leagues in nearby Highland Village, Argyle, Denton, and Flower Mound.

In June, many children from the Lantana community attend special-interest and sports camps hosted at Guyer High School.  Children also can opt to attend camps at local high schools in Flower Mound, Argyle and other surrounding school districts.

All children’s activities listed generally have fees that are not included in HOA dues. Contact each group directly for the most recent costs associated with participation. A helpful local resource is often one of the Lantana community Facebook groups, such as Lantana Moms.

Kendall’s location near Golf Club Drive also connects residents to other community routes, trails, green spaces, and recreational options throughout Lantana. The most convenient route depends on the specific Kendall street and property.

Kendall is positioned off Golf Club Drive and east of Crescent, placing it near the Lantana Golf Club area. However, Kendall does not contain golf-course lots.

This allows residents to live near the club and Lantana’s golf-centered surroundings without having a golf course directly behind the home.

Lantana is not a designated 55+ community, but it continues to appeal to many 50+ buyers and seniors who want a well-maintained Denton County neighborhood with convenient amenities, attractive streetscapes, and an active community feel. As a master-planned golf course community in southwestern Denton County, Lantana offers a lifestyle that can work well for empty nesters, downsizers, retirees, and multigenerational households.

Yes. Lantana is a walkable, trail-heavy master-planned community, and pets are very much part of everyday life here. With miles of hike-and-bike trails, greenbelts, sidewalks throughout Kendall and the surrounding sections, and multiple neighborhood parks, dog owners have plenty of room to walk, jog, and exercise pets without leaving the community.

Are there dog parks or off-leash areas in Lantana?

Lantana’s trails, greenbelts, and neighborhood parks are popular for walking dogs, but leash rules apply throughout the community’s common areas and sidewalks, consistent with the Lantana Community Association’s general conduct guidelines.

For dedicated off-leash dog parks, several are within a short drive of Kendall, including options in nearby Highland Village, Flower Mound, and Corinth — a convenient option for pet owners who want a fenced, off-leash space in addition to Lantana’s on-leash trail system.

Does the Lantana HOA have pet rules or restrictions?

Kendall homes fall under the Lantana Community Association, and like most HOA communities, there are typically guidelines around leash requirements in common areas, pet waste cleanup, and general nuisance/noise provisions.  Some HOAs also include breed, size, or per-household pet limits in their governing documents, however Lantana’s governing documents do not currently have breed or size restrictions for its homeowners.

Kendall‘s location within Lantana puts residents within a short drive of veterinary clinics, groomers, boarding facilities, and pet supply retailers in nearby Highland Village, Argyle, Flower Mound, and Denton. Several local pet-sitting and dog-walking services also serve the Lantana area directly, which is a popular option for residents who travel or work long hours.

As with any pet-related provider, buyers and residents should confirm current hours, availability, and services directly, since offerings can change.

Is Lantana a good fit for buyers with larger or multiple dogs?

Lantana’s trail network, open green spaces, and lower-density neighborhood feel tend to appeal to buyers with active dogs or multiple pets. That said, yard size, fencing, and lot orientation vary significantly across Kendall and the rest of Lantana, so buyers should walk the actual property with their pets’ needs in mind — not just the neighborhood as a whole.
