Heritage is an established section of the Lantana master-planned community in unincorporated Denton County. In MLS and tax records, homes in this area may appear under several related Heritage Lantana subdivision names or phases, including Heritage Lantana Phase 2, Phase Two-R2, and Phase 3. Buyers should confirm the exact legal subdivision, HOA documents, and restrictions for any specific property during the option period.
Heritage sits on the north side of the Lantana community, within about a third of a mile of Lantana North Pool and roughly a mile from Lantana Golf Club and its clubhouse. Heritage Community Pool and its adjacent park are all a short distance away from most homes.
Phase 1, Phase 2, and Phase 3 are two adjoining legal subdivisions, platted and built back-to-back during Lantana’s 2000s development, that together make up the Heritage and Laurel neighborhoods. They share the same HOA, entrance roads, and amenity access as the other homes within Lantana.
The “Phase 1”, “Phase 2” or “Phase 3” label you see on a listing or deed simply reflects which plat the lot belongs to — it isn’t necessarily a meaningful difference in lifestyle, price tier, or amenities. It must be noted that “Phase 3” of Heritage does typically have larger lots, 5-bed plans, and a higher price ceiling.
Heritage and nearby Laurel were developed mainly during Lantana’s earlier 2000s buildout. In the recent 3-year MLS activity reviewed for Heritage-area homes, most properties were built in the mid-2000s, with activity concentrated around 2005–2007 construction. Compared with newer Lantana sections built farther north, Heritage tends to offer a more established setting, mature landscaping, and resale homes with owner improvements that may already be in place.

Many closed sales clustered in the upper $500Ks to $600Ks, while larger homes, pool homes, and select larger-lot properties reached into the $700Ks and $800Ks. In the most recent 3-year MLS review available to Seay Realty Group, Heritage-area activity showed 42 closed sales, 3 pending listings, 1 active option contract, and 2 active listings at the time of review. Closed sale prices ranged from approximately $430K to $845K, with an average closed sale price near $619K and a median near $617K. The median sale-to-list ratio was approximately 99.2%, which suggests that well-positioned Heritage homes have generally sold close to their final list price, though results vary by condition, updates, pricing strategy, lot, pool, and market timing.
Homes in the Heritage area commonly range from roughly 2,000 to just over 4,100 square feet, with most recent MLS activity showing 3 to 5 bedrooms and 2 to 4+ bathrooms. The 3-year MLS review showed lot sizes from approximately 0.12 to 0.48 acres, with many homes on smaller interior lots and select larger or pie-shaped lots offering more yard space. The median home size in the reviewed activity was just over 3,400 square feet, which helps explain why Heritage can appeal to buyers looking for established Lantana homes with larger floor plans.
Heritage was built out by Highland Homes. While there were several production builders active in Lantana during the 2000s. Highland Homes was rated the top builder operating in Lantana for customer satisfaction in J.D. Power’s 2006 New-Home Builder study, and other builders working in the overall Lantana community during that era included Drees Custom Homes, David Weekley Homes, and Centex, among others.

Heritage is a fully built-out, resale-only neighborhood today. Denton ISD carries an overall A-minus district rating on Niche, and several of the campuses serving Lantana have earned strong individual ratings from the Texas Education Agency. Always confirm current attendance zones directly with Denton ISD, since boundaries can shift.
Students attending Blanton and Harpool schools either walk, bike or travel to school by car. Bus services have traditionally been available for students attending Guyer High School.

Is Lantana zoned for Argyle ISD?
No, while Lantana shares the post office with nearby Argyle, students within Lantana are officially zoned for Denton ISD. Specific campus school zones are dependent upon the home’s location within Lantana. School zones are subject to change, so before placing an offer on any home, including Lantana, contact the school district directly for confirmation of which school a home is zoned.
