Laurel is an established residential section within the Lantana master-planned community in Denton County, Texas. Depending on MLS records, tax records, or legal subdivision references, homes in this area may appear under related Lantana subdivision names, including Heritage Lantana Phase 1 references. Buyers should confirm the exact legal subdivision, HOA documents, deed restrictions, and resale certificate for any specific property during the option period.

Laurel offers buyers the opportunity to live in one of Lantana’s more established resale sections, with access to the broader Lantana community lifestyle, amenities, parks, trails, pools, and HOA structure.

Laurel sits on the north side of the Lantana community, within about a third of a mile of Lantana North Pool and roughly a mile from Lantana Golf Club and its clubhouse.   Many of the home’s along Laurel’s Carter Street, Thatcher Road and Noble Avenue back up to the scenic views of Lantana Golf Club’s fairways.

Both Heritage Community Pool and the South Amenity Center are nearby for Laurel’s residents to enjoy.

Laurel should be compared with other Lantana neighborhoods based on home age, floor plan, square footage, lot size, updates, proximity to amenities, school zoning, traffic patterns, and current resale inventory.  In the last two years, Laurel hasn’t had a lot of homes list on the market, which is an indicator that its residents love their section of Lantana.

Some Lantana sections may feel newer, while Laurel offers a more established resale-community feel. Buyers often compare Laurel homes with other Lantana neighborhoods as well as nearby areas such as Argyle, Flower Mound, Bartonville, Highland Village, and Denton.

Laurel was developed mainly between 2002 and 2005, making it portions of the communities one of Lantana’s earlier, more established neighborhoods. Homes here tend to have mature trees and settled landscaping, and a higher share of long-term owner-occupants, compared with newer Lantana sections built further north (such as Madison), which feature more recent architectural styles.

Laurel Community was built by Highland Homes.  When the Laurel Community was built, it uniquely is a smaller section of homes nestled between Lantana Golf Course, on two sides, and Lantana Trail- making it a very intimate setting within the greater Lantana Community at large.  At Laurel’s center, there is a cul-de-sac, where its residents have occasionally had gatherings in in the years since its creation.

Laurel is best understood as an established resale section of Lantana rather than a new-construction neighborhood. Buyers should expect existing homes, property-by-property differences in updates and maintenance, and a neighborhood feel that is different from newer construction areas farther north in the Lantana master plan.

Because Laurel homes are resale properties, inspections, seller disclosures, repair history, roof age, HVAC age, foundation performance, and system maintenance are especially important.

 

02 - Homes & Real Estate Market

Based on recent local MLS activity reviewed by Seay Realty Group, closed Laurel-area sales have ranged from the low $400Ks to the low $800Ks, with many recent closed sales clustering in the $500Ks–$600Ks. Because Texas is a non-disclosure state, exact sold prices by address are not published here.

Recent MLS activity reviewed for the area shows homes ranging from approximately 2,127 to 3,832 square feet, with 3 to 5 bedrooms and 2 to 4 total bathrooms. Lot sizes in the report ranged from approximately 0.13 acres to 0.37 acres, with both pool and non-pool homes represented.

As with most established Lantana neighborhoods, home size, floor plan, lot orientation, backyard usability, garage configuration, updates, and condition vary by property. Buyers should compare each home individually rather than assuming all Laurel homes offer the same features.

Laurel is a resale neighborhood. Buyers looking in Laurel should expect existing homes rather than new-construction inventory.  Laurel’s homes were built by Highland Homes. While there were several production builders active in Lantana during the 2000s. Highland Homes was rated the top builder operating in Lantana for customer satisfaction in J.D. Power’s 2006 New-Home Builder study, and other builders working in the overall Lantana community during that era included Drees Custom Homes, David Weekley Homes, and Centex, among others.

This can be appealing for buyers who prefer an established Lantana location, mature neighborhood setting, completed landscaping, existing patios, possible pool additions, and owner improvements that may already be in place.

Laurel includes single-family homes that reflect the broader Lantana residential style. Depending on the property, homes may include brick or stone exteriors, open living areas, formal dining rooms, private studies, upstairs game rooms, covered patios, mature landscaping, attached garages, and backyard living areas.  Given Laurel’s location in Lantana, many of the homes back to Lantana Golf Course.

Recent MLS activity reviewed for the area included homes with 2- and 3-car garage configurations, 3 to 5 bedrooms, and a mix of pool and non-pool properties.

Texas is a non-disclosure state, which means final closed-sale prices are not publicly available the same way they are in some other states. That makes national real estate portals and automated home estimates less reliable for neighborhood-specific pricing.

For Laurel sellers, accurate pricing should be based on MLS-supported comparable sales, current active competition, pending activity, home condition, updates, floor plan, lot features, pool presence, and current buyer demand — not just broad online estimates.  This makes working with a local real estate professional that knows the Lantana Community especially important when determining pricing and value.

The Laurel market can shift depending on seasonality, interest rates, available inventory, and broader Denton County buyer demand. Seay Realty Group’s 720-day MLS review in June 2026, showed limited turnover, with 13 total residential results during the review period. That type of limited activity can make property-specific pricing especially important.

A well-priced, well-presented Laurel home may receive stronger attention, while homes needing updates or priced ahead of the market may take longer to sell.

Yes. Every home in Laurel is a mandatory member of the Lantana Community Association, the master HOA for the entire Lantana community, currently managed by Insight Association Management. Based on recent MLS listing data, dues for Laurel homes have run around $131 per month.

Lantana Community Association dues typically cover front-yard landscape maintenance, 24-hour security monitoring, and access to community amenities including multiple swimming pools, splash pads, fitness centers, tennis and sports courts, hike-and-bike trails, and neighborhood parks.

Specific inclusions (such as bundled cable) can change from year to year, so it’s worth requesting the current HOA budget during a transaction.

Fire/EMS Assessment – Lantana residents pay an annual fee, through the Association, to the Argyle Volunteer Fire Department (AVFD) for Fire and EMS service. Yes — because Lantana is unincorporated, residents pay a small annual assessment, billed through the HOA, that funds fire and EMS coverage from the Argyle Volunteer Fire Department, calculated based on the home’s appraised value rather than a flat rate. Membership at Lantana Golf Club is also separate and optional, on top of standard HOA dues.  Contact Lantana Golf Club directly for their most up to date pricing.

There may be additional costs beyond standard HOA dues depending on the property, current HOA structure, and community assessments. Buyers should review the HOA resale certificate, title documents, tax records, lender estimates, and seller disclosures.

Property taxes vary by home and should be reviewed carefully before purchase. Buyers should evaluate county tax records, applicable exemptions, estimated taxes after purchase, and how taxes affect the total monthly payment.

Online mortgage calculators may not accurately include property taxes, HOA dues, insurance, or other ownership costs, so buyers should review a full estimated monthly payment before making an offer.

The short answer is yes.  Lantana Community is a MUD district and taxes include allocations to emergency services.  Special assessments or district-related fees should be verified by property. Buyers should review title documents, tax records, HOA information, seller disclosures, and lender estimates to understand the full cost of ownership.

Before purchasing in Laurel, buyers should confirm whether any additional assessments, community fees, or district charges apply to the specific property.

04 - Schools & Local Children's Activities

Laurel is zoned to Denton Independent School District (Denton ISD), with E.P Rayzor Elementary and Tom Harpool Middle School both approximately a mile and a half from most Laurel addresses, and John H. Guyer High School about 2.2 miles away.

Denton ISD carries an overall A-minus district rating on Niche, and several of the campuses serving Lantana have earned strong individual ratings from the Texas Education Agency. Always confirm current attendance zones directly with Denton ISD, since boundaries can shift.

Students attending E.P. Rayzor and Harpool schools either walk, bike or travel to school by car.  Bus services have traditionally been available for students attending Guyer High School.

Families are drawn to Lantana not only for its homes and schools, but also for the everyday lifestyle it offers children. School-aged kids in and around the community often participate in youth sports, swim activities, tennis, golf, cheer, camps, school clubs, and neighborhood events. With community pools, playgrounds, trails, greenbelts, sports courts, and gathering spaces close to home, Lantana makes it easy for kids to stay active and connected.  

Many families also take advantage of nearby Denton County recreation programs, seasonal camps, athletic leagues, arts activities, and enrichment opportunities. Kids interested in sports teams have a lot of choices for teams in soccer, baseball, youth football (Wildcats Youth Sports | Lantana Wildcats), basketball, etc.  Kids from Lantana often join local recreational or developmental leagues in nearby Highland Village, Argyle, Denton and Flower Mound.  In the month of June, many kids from the Lantana Community can be found at various special interest and sports camps hosted at Guyer High School.

Lantana’s addresses often have Argyle instead of Lantana. 

Is Lantana zoned for Argyle ISD? 

No, while Lantana shares the post office with nearby Argyle, students within Lantana are officially zoned for Denton ISD.  Specific campus school zones are dependent upon the home’s location within Lantana.  School zones are subject to change, so before placing an offer on any home, including Lantana, contact the school district directly for confirmation of which school a home is zoned.

While Lantana’s students are zoned for Denton ISD, school options are extraordinary for the community.  Lantana has several nearby private schools such as Liberty Christian School, Founder’s Classical Academy, Harvest Christian Academy, The Selwyn School, and many other notable options.  Some public school districts in this part of Texas also offer open enrollment, which you’d contact the districts directly to explore how this option works.

As part of the larger Lantana community, Laurel residents have access to:

If golf-course proximity, views, or access are important, buyers should review the specific property location, lot orientation, and any applicable golf club membership details.

Lantana Golf Club is a private club, and golf or full clubhouse membership is optional and billed separately from standard HOA dues. Standard dues give residents the broader amenity package — pools, trails, courts, and parks — but not automatic golf privileges.

Laurel sits roughly 8 to 10 miles south of Denton and is positioned almost equidistant between downtown Dallas and downtown Fort Worth , with reasonably convenient access to DFW International Airport via nearby highways including FM 407, FM 2499, and US-377. Heritage is approximately 35 miles from both downtown Dallas and downtown Fort Worth, about 16 miles from DFW International Airport, and about 30 miles from Dallas Love Field, depending on route and traffic.

Everyday shopping and dining are close by in Highland Village and along the corridor near Lantana, including popular spots like Marty B’s, Torchy’s Tacos, Christina’s Mexican Restaurant, and Blue Goose Cantina.  There are also a lot of nearby fast food, chain restaurants and unique spots to enjoy.

Laurel and the surrounding 76226 area skew toward established, family-oriented households, with a homeownership rate around 93.6%, a median age near 39, and a notably high median household income for the area. Many residents work from home or have shorter commutes, and the neighborhood has a settled, long-tenure feel rather than a transient rental market.

Laurel may be a strong option for buyers relocating to Denton County who want a neighborhood within an established master-planned community. Lantana’s location offers access to nearby business corridors, shopping, schools, parks, and North Texas lifestyle amenities.

Relocation buyers should compare Laurel with other Lantana neighborhoods as well as nearby communities such as Argyle, Flower Mound, Bartonville, Highland Village, Copper Canyon, and Denton to determine the best fit for commute, schools, budget, amenities, and lifestyle.

Lantana is not a designated 55+ community, but it continues to appeal to many 50+ buyers and seniors who want a well-maintained Denton County neighborhood with convenient amenities, attractive streetscapes, and an active community feel.
