The market figures below reflect a 5-year residential CMA for Wimberley in Lantana, TX, covering 18 closed MLS sales from July 26, 2021, through July 25, 2026. The report was prepared July 25, 2026. Because Wimberley is a small, single-street community of roughly 60 homes, we’ve supplemented the CMA with Denton Central Appraisal District tax records covering the neighborhood’s homes to provide fuller context on square footage, lot sizes, story count, and construction — including home designs that fall outside the range captured by the 18 closed sales reviewed. 01 - About Wimberley & Lantana
Wimberley is a golf-course-oriented neighborhood within Lantana, a master-planned community in southwest Denton County that includes approximately 1,780 acres, around 4,000 single-family homes, and roughly 15,000 residents. Wimberley is built entirely by Highland Homes and is arranged as a single-street, crescent-loop community along Cypress Creek Road, with a central cut-in at Bradford Street.
Based on the 5-year Wimberley CMA, closed sales ranged from approximately 3,228 to 4,005 square feet, with a median closed size of approximately 3,865 square feet and an average of approximately 3,779 square feet — predominantly 4-bedroom homes with a mix of game rooms, media rooms, and upstairs secondary suites, reflecting Highland Homes’ larger, family-oriented two-story floor plans. Denton CAD tax records covering the full neighborhood show an even wider range, from approximately 2,106 to 3,994 square feet, reflecting a handful of smaller and one-story designs alongside the larger two-story plans most common in the closed-sale sample.
Wimberley forms a single crescent loop along Cypress Creek Road, running through the neighborhood and exiting back onto Lantana Trail at both ends, with a central Bradford Street cut-in also connecting to Lantana Trail — giving the neighborhood three points of access. Wimberley sits directly across from Lantana’s South Amenity Center, Tennis Courts, HOA offices, and town green, in the 76226 ZIP code. Because the neighborhood offers multiple entrances rather than a single in-and-out approach, Wimberley has convenient access to Lantana Trail from several directions while still reading as a tight-knit, self-contained street.
Its central position gives residents walking or golf-cart access to the South Amenity Center, town green, and community events, along with Lantana’s trail system, parks, pools, fitness amenities, and nearby shopping and services along FM 407, FM 2499, and surrounding Denton County corridors.
Local Insight — Seay Realty Group
What sets Wimberley apart is its golf course frontage on the back nine. Homes on the east side of Cypress Creek Road back to the back nine of Lantana Golf Club, with tee boxes, fairways, or greens along the 9th and 10th holes — giving many Wimberley homeowners a golf course backyard as part of everyday living. A dedicated golf cart path runs from the north end of Wimberley directly to the Lantana Golf Club clubhouse, so residents on that side of the street can reach the first tee, driving range, and practice green without ever getting in a car.
Because Wimberley sits directly across from the South Amenity Center — including the community pool, tennis courts, HOA offices, and town green — the neighborhood also puts residents within easy walking distance of Lantana’s Music on the Green Friday on nights in May and other community programming held on the green throughout the year.
Yes. Wimberley is part of Lantana, TX, a master-planned community in Denton County. Homes in Wimberley are generally subject to the Lantana Community Association, architectural standards, HOA rules, and community guidelines.
Subdivision labels can vary across MLS records, appraisal district records, legal descriptions, and closing documents — Denton Central Appraisal District records list the subdivision as “Wimberley Add.” Buyers should verify the exact subdivision, governing documents, resale certificate, deed restrictions, and HOA rules for the specific home they are considering.
Wimberley occupies a distinctive niche within Lantana: it’s a single-builder, single-street neighborhood with golf course frontage on the start of the back nine — #9 and #10 — rather than a large, multi-street section built by several builders. Because Highland Homes built every home in Wimberley, buyers get a level of architectural consistency — sizeable two-story family plans with stone fireplaces, hand-scraped hardwood, and upstairs game and media rooms — that stands apart from some of Lantana’s more varied production sections.
That combination shows up in the numbers. Closed sales in Wimberley over the past five years ranged from roughly $598,300 to $810,000, with a median sold price around $705,000, positioning Wimberley in the upper portion of Lantana’s overall price spectrum. Eighteen closed MLS sales occurred across a roughly 60-home neighborhood over five years — more turnover than some of Lantana’s smaller sections, though the community’s compact size still means the closed-sale sample doesn’t capture every home design in the neighborhood, which is why we supplement with full tax-roll context below.
Wimberley was built entirely by Highland Homes. Highland configured the addition with sizeable two-story family plans — most featuring an open-concept island kitchen, a downstairs primary suite, a formal study or office, and upstairs secondary bedrooms alongside a game room and media room. Based on the 5-year Wimberley MLS history and supporting Denton CAD tax records covering the neighborhood, homes in Wimberley are:
- Single-family homes, with the 18 reviewed closed sales ranging from about 3,228 to 4,005 square feet and a median size around 3,865 square feet
- Predominantly 4-bedroom, with a range of 3 to 5 bedrooms among the reviewed closed sales
- Predominantly 2-car garages, with at least one home in the reviewed sample built with a 3-car, golf-cart-accessible garage configuration
- Pool properties in approximately 28% (5 of 18) of the reviewed closed sales
- Built primarily between 2007 and 2009 in the reviewed closed sales, with an average year built of approximately 2008 and a median of approximately 2007 — Denton CAD tax records show the broader neighborhood was built out from approximately 2006 to 2012
- Set on lots ranging from approximately 0.125 to 0.226 acres in the reviewed closed sales, averaging approximately 0.168 acres
- Predominantly two-story, with roughly 86% of the neighborhood’s homes built as two-story plans and the remainder as one-story designs, based on Denton CAD records covering the neighborhood
Local Insight with Seay Realty Group
Highland Homes built Wimberley with entertaining and multi-generational living in mind. Across the homes we’ve seen sell in the neighborhood, common upgrades include hand-scraped hardwood flooring, granite or quartz island kitchens with double ovens and gas cooktops, stone fireplaces, plantation shutters throughout, and extended covered patios — several with outdoor kitchens and fireplaces designed to make the most of golf course views. A number of Wimberley floor plans also include a formal study that converts easily to a fourth or fifth bedroom, upstairs game rooms with wet bars, media rooms, and — on some of the larger plans — a first-floor guest or in-law suite with its own bathroom.
Because Wimberley sits directly across from the South Amenity Center, well-priced, well-presented listings in the neighborhood tend to draw strong buyer interest from families who want walkable access to the pool, tennis courts, and town green in addition to golf course frontage on #9 and #10.
02 - Homes & Wimberley Real Estate Market
In the 5-year CMA, the 18 reviewed closed sales ranged from $598,300 to $810,000, with an average sold price of approximately $702,900 and a median sold price of approximately $705,000.
Current values will depend on active competition, interior updates, pool presence, lot placement (including which fairway or hole a home backs to), garage configuration, condition of major systems, market timing, and buyer demand. Pricing a specific home should lean on the most recent and most comparable available sales rather than the full five-year average alone.
The 5-year CMA showed a median cumulative days on market of approximately 11 days and an average of approximately 24 days among closed sales, with individual closed sales ranging from 0 to 121 cumulative days on market.
Most closed sales moved quickly, though the range reflects that a handful of listings — including one built-out golf course property that lingered longer — took considerably more time than the typical Wimberley home. For sellers, a Wimberley home that launches with accurate pricing, clean preparation, and strong photography has historically captured serious buyer attention within the first couple of weeks. For buyers, it helps to have financing, proof of funds, and a clear offer strategy ready before touring, since several Wimberley closings in the CMA sold within days of hitting the market.
The 5-year Wimberley CMA showed an average sale-to-list ratio of approximately 100.5% and a median sale-to-list ratio of 100.0%. Closed sales ranged from approximately 97.2% to 104.1% of list price. The majority of reviewed sales closed at or very near list price, reflecting solid buyer demand for well-priced, well-presented Wimberley listings.
The five-year period includes different market environments, including the highly competitive conditions experienced during portions of 2021 and 2022. The above-list results at the upper end of the range should not be interpreted as an expected outcome for a current listing.
Yes. Of the 18 closed sales reviewed in the 5-year CMA, 5 homes — approximately 28% — included a private pool at time of sale. We’ve also represented and reviewed a number of Wimberley homes where owners added a pool, spa, or expanded outdoor living space after purchase, so the current share of pool homes in the neighborhood may run higher than what closed MLS sales alone reflect.
For buyers, that means it’s worth asking specifically whether a target home — or a neighboring lot — has pool potential given lot size and setback. For sellers with an existing pool, a well-maintained pool and outdoor living area remains one of the strongest presentation features in a neighborhood built around golf course backyards.

All figures are based on the Wimberley CMA report and Denton CAD tax records, and should be used as neighborhood-level context, not as an appraisal or property-specific valuation.
Texas doesn’t require sale prices to be publicly recorded, so the closed sale price of a Wimberley home is only available through the MLS — accessible to licensed agents, not the general public or most third-party valuation tools. That matters in a small, single-street neighborhood like Wimberley: with only around 60 homes total, automated valuation tools working from limited public data have relatively few actual data points to draw from, and are especially prone to missing the details that drive value here — which side of Cypress Creek Road a home sits on, golf course frontage, pool presence, lot premium, and post-purchase upgrades.
Because Wimberley is a small community, we also pull supplemental context from Denton Central Appraisal District tax records covering the neighborhood’s homes — square footage, lot size, year built, and story count — to fill out the picture beyond just the closed MLS sample. The combination of CMA data and full tax-roll context gives a far more accurate picture of true Wimberley value than a national aggregator estimate built on a thin public data set.
03 - HOA, Fees & Taxes
Yes. Wimberley homes are part of the Lantana Community Association. Buyers should review the current HOA resale certificate, governing documents, architectural guidelines, community rules, and fee schedule before closing.
HOA dues and inclusions can change, so the most accurate source is the current resale certificate and direct HOA confirmation. Recent Lantana MLS and resale information may reflect monthly HOA dues, but buyers should verify the current amount for the specific home before relying on any published figure.
Local Insight — Seay Realty Group
The current HOA dues commonly reflected for Wimberley Lantana are $131.00 per month, but buyers should verify the current amount directly with the HOA before relying on any published figure. HOA rates are reviewed and can be adjusted annually by the Lantana Community Association board. We always recommend pulling the current resale certificate so there are no surprises at closing.
Lantana HOA dues have historically supported services and amenities such as:
- Front-yard maintenance
- Vector Security monitoring and system installation
- Community swimming pools (Including one located inside of Sandlin Community)
- Fitness centers
- Parks and playgrounds
- Sports courts
- Hike-and-bike trails
- Common-area landscaping and maintenance
- Community programming
- Architectural and neighborhood standards
Front-yard maintenance has historically included mowing, edging, pruning, weeding, and seasonal fertilization. Buyers should confirm the current scope of all HOA-provided services for the specific property.
No. The Lantana Golf Club is a private club. Golf and club membership are separate from Lantana Community Association dues.
Membership options, availability, initiation fees, and monthly charges should be confirmed directly with the club.
Yes — because Lantana is unincorporated, residents pay a small annual assessment, billed through the HOA, that funds fire and EMS coverage from the Argyle Volunteer Fire Department, calculated based on the home’s appraised value rather than a flat rate. Membership at Lantana Golf Club is also separate and optional, on top of standard HOA dues.
There may be additional costs beyond standard HOA dues depending on the property, current HOA structure, and community assessments. Buyers should review the HOA resale certificate, title documents, tax records, lender estimates, and seller disclosures.
Property taxes vary by property and should be reviewed carefully before purchase. Based on Denton CAD tax records for the neighborhood, total assessed values across Wimberley homes have generally ranged from roughly $468,000 to $801,000 — though assessed value is not the same as market value or purchase price, and buyers should evaluate county tax records, applicable exemptions, estimated post-purchase taxes, HOA dues, insurance, and any community-related assessments for the specific home.
Online mortgage calculators may not accurately include property taxes, HOA dues, insurance, or other ownership costs — a buyer’s true monthly payment should be calculated using property-specific information.
The short answer is yes. Lantana is located within special district structures, and taxes may include allocations tied to community services and emergency services. Special assessments or district-related fees should be verified by property. Before purchasing in Wimberley, buyers should review title documents, tax records, HOA information, seller disclosures, and lender estimates to understand the full cost of ownership.
04 - Schools & Local Children's Activities
Wimberley is within Denton Independent School District.
Eugenia Porter Rayzor Elementary School (Rayzor)
Tom Harpool Middle School (Harpool)
John H. Guyer High School (Guyer or Denton Guyer)
Denton ISD maintains attendance-zone resources, and buyers should always confirm current school assignment directly with Denton ISD before purchasing because boundaries can change.
Local Insight: Denton Guyer High School
For families relocating to Wimberley, school zoning is a big part of the appeal — the neighborhood falls within the boundary of Denton Guyer High School, home of the Wildcats. As of July 2026, Guyer competes in Class 6A for all UIL activities, academics, fine arts, and athletics alike, placing it among the largest and most competitive classification in Texas high school sports. On the football field, the Wildcats compete in Class 6A Division II as part of District 5-6A, going up against some of the toughest programs in the DFW area. Go Wildcats!
Lantana’s broader community environment provides access to parks, playgrounds, swimming facilities, trails, sports courts, and resident events — and Wimberley’s location directly across from the South Amenity Center puts many of those activities within easy walking distance.

Wimberley is in Denton ISD, not Argyle ISD.
This question comes up often with buyers of Lantana homes. The confusion sometimes arises because Lantana is near Argyle and some nearby properties — including many in Wimberley — use an Argyle mailing address. Although Lantana residents share the 76226 ZIP code with nearby Argyle addresses, public-school attendance boundaries are independent of postal city designations.
Local Insight with Seay Realty Group
While Lantana’s students are zoned for Denton ISD, school options are extraordinary for the community. Lantana has several nearby private schools such as Liberty Christian School, Founder’s Classical Academy, Harvest Christian Academy, The Selwyn School, Coram Deo and many other notable options. Some public school districts in this part of Texas also offer open enrollment. Buyers should contact each district directly to confirm whether open enrollment is available and how the application process works.
Families researching private education can compare schools in Argyle, Flower Mound, Denton, and surrounding communities. Admissions, grade levels, transportation, tuition, programs, and availability should be confirmed directly with each school.
Seay Realty Group does not rank schools or steer buyers toward or away from a neighborhood based on protected characteristics. We provide factual location and zoning resources so each household can evaluate the fit for its own needs.

A dedicated golf cart path runs from the north end of Wimberley straight to the Lantana Golf Club clubhouse, giving residents on that side of the street cart access to the first tee, driving range, and practice green.

There are also a lot of nearby fast food, chain restaurants, locally owned restaurants and unique spots to enjoy.
Wimberley’s location in southern Denton County puts residents within a manageable drive of the DFW area’s major sports and entertainment venues — close enough for regular game nights without living in the middle of downtown traffic.
- AT&T Stadium (Dallas Cowboys) — Arlington, TX: approximately 35 miles, roughly 45–55 minutes depending on traffic.

- American Airlines Center — also a primary concert venue for major touring acts, roughly 35 miles from Wimberley.
- Dos Equis Pavilion — Dallas’ outdoor amphitheater near Fair Park, approximately 35–38 miles.
- The Pavilion at Toyota Music Factory — Irving, TX: approximately 25–30 miles, one of the closer major concert venues to Lantana.
- Toyota Music Factory’s broader entertainment district (restaurants, bars, and smaller live-music venues) in Irving is a popular closer-to-home option for an evening out.
Drive times will vary with traffic, game-day and event-day congestion, and the specific route taken (I-35E/I-35W, TX-121, or the Sam Rayburn Tollway are all common options depending on the venue). Rideshare and event-day parking availability should be checked directly with each venue.
Local Insight with Seay Realty Group
One thing buyers relocating for a “big city, close to everything” lifestyle appreciate about Lantana specifically: it splits the difference well. Frisco’s sports and entertainment corridor — The Star, Comerica Center, and the surrounding restaurants and shops — is actually a shorter drive from Wimberley than downtown Dallas or Arlington, while Arlington’s stadium district and downtown Dallas’ American Airlines Center remain very doable for a game night or concert without an overnight stay. For families who follow Dallas-area pro sports or regularly attend concerts, that central Denton County location is a genuine lifestyle perk of living in Lantana.
Wimberley tends to attract buyers looking for a single-street, tight-knit section of Lantana with direct golf course access and a central location. Because every home in the neighborhood was built by Highland Homes with a consistent architectural approach — sizeable two-story family plans with stone fireplaces, formal studies, and upstairs game and media rooms — Wimberley has a cohesive feel that buyers notice as soon as they turn onto Cypress Creek Road.
With three points of access — two ends of Cypress Creek Road plus the central Bradford Street cut-in — Wimberley offers convenient movement in and out of the neighborhood while still feeling like a self-contained street. Sitting directly across from the South Amenity Center, tennis courts, HOA offices, and town green means residents can walk to community events, pool days, and Music on the Green without getting in a car — a combination of golf course living and true walkability to Lantana’s community hub that’s a genuine differentiator for the neighborhood.
Given the neighborhood’s larger two-story floor plans, game rooms, and media rooms, Wimberley tends to draw growing families, multi-generational households, and golf enthusiasts who want more square footage and entertaining space alongside golf course views.
Lantana is not a designated 55+ community, but it continues to appeal to many 50+ buyers and seniors who want a well-maintained Denton County neighborhood with convenient amenities, attractive streetscapes, and an active community feel. As a master-planned golf course community in southwestern Denton County, Lantana offers a lifestyle that can work well for empty nesters, downsizers, retirees, and multigenerational households — and several Wimberley floor plans include a first-floor guest or in-law suite with its own bathroom, making the neighborhood a workable fit for multigenerational buyers in particular.
Residents enjoy access to neighborhood amenities such as walking trails, community pools, fitness facilities, parks, tennis courts, and golf-centered surroundings, creating opportunities to stay active without leaving the community. Many buyers in this stage of life also appreciate Lantana’s established neighborhoods, HOA-maintained community standards, proximity to Flower Mound, Highland Village, Denton, and Argyle, and access to nearby shopping, dining, medical offices, and everyday services.

Yes. Lantana is a walkable, trail-heavy master-planned community, and pets are very much part of everyday life here. With miles of hike-and-bike trails, greenbelts, sidewalks throughout Wimberley and the surrounding sections, and multiple neighborhood parks, dog owners have plenty of room to walk, jog, and exercise pets without leaving the community.
Are there dog parks or off-leash areas in Lantana?
Lantana’s trails, greenbelts, and neighborhood parks are popular for walking dogs, but leash rules apply throughout the community’s common areas and sidewalks, consistent with the Lantana Community Association’s general conduct guidelines. For dedicated off-leash dog parks, several are within a short drive of Wimberley, including options in nearby Highland Village, Flower Mound, and Corinth.
Does the Lantana HOA have pet rules or restrictions?
Wimberley homes fall under the Lantana Community Association, and like most HOA communities, there are typically guidelines around leash requirements in common areas, pet waste cleanup, and general nuisance/noise provisions. Some HOAs also include breed, size, or per-household pet limits in their governing documents, however Lantana’s governing documents do not currently have breed or size restrictions for its homeowners.
Local Insight with Seay Realty Group
Pets are a big part of daily life in Lantana — you’ll see dogs on nearly every evening walk along Cypress Creek Road and the community trails. If you’re relocating with pets, we always recommend pulling the current HOA pet guidelines as part of your due diligence, right alongside architectural standards and resale certificate review, so there are no surprises after you move in.

06 - Buying or Selling in Wimberley
Seay Realty Group has represented buyers and sellers throughout Lantana for close to two decades, including transactions in Wimberley. A few specific ways that translates into real value:
- Accurate pricing backed by full tax-roll context. With Wimberley being a small, roughly 60-home neighborhood, we supplement CMA data with Denton CAD tax records covering every home in the neighborhood — giving a fuller, more accurate read on true value, including home designs and square footages the closed-sale sample alone doesn’t capture.
- Single-builder, single-street familiarity. Because every Wimberley home was built by Highland Homes, we know how the neighborhood’s floor plans, upgrade packages, and lot placements differ from one closing to the next — rather than relying on a generic square-footage comparison.
- Lot-by-lot familiarity. From which homes back to the golf course’s 9th versus 10th hole, to which lots sit closest to the South Amenity Center and town green, we can answer the questions that matter to buyers and sellers but rarely show up in an MLS printout.
- A genuine stake in the Lantana community. We’re not just representing listings — we’re protecting the community’s reputation and its values.
The fastest way to get started is to contact Seay Realty Group directly for a buyer consultation or a free, no-obligation home value report for a Wimberley property. Buyers can also ask about off-market or coming-soon opportunities, since some of the best Lantana homes — especially in a small, tightly held neighborhood like Wimberley — change hands before ever reaching public listing portals.
Wimberley sellers should understand that pricing cannot be based only on square footage or online estimates. Buyers are evaluating condition, updates, floor plan, lot placement (including which side of Cypress Creek Road and which hole a home backs to), garage configuration, pool condition, outdoor living, and presentation carefully. Before listing a Wimberley home, sellers should review:
- Recent Wimberley MLS activity
- Competing active homes in Lantana
- Updated vs. original finishes
- Paint, flooring, lighting, and curb appeal
- Roof, HVAC, foundation, and major systems
- Pool condition and equipment, if applicable
- Lot positioning and privacy, including which hole a home backs to
- Staging and photography strategy
- Pricing strategy based on current buyer demand
When you’re considering listing your home, contact Seay Realty Group for a no-obligation consultation.
Across the 18 closed sales reviewed in the 5-year CMA:
- Average time on market: approximately 24 days
- Median time on market: approximately 11 days
- Range: anywhere from 0 to 121 days
The median reflects what we’ve seen firsthand — well-priced Wimberley listings tend to draw quick, strong interest, with several homes going under contract within days or weeks. The wider average and upper end of the range reflect a small number of listings, including at least one built-out golf course home, that took considerably longer to find the right buyer — a reminder that presentation and pricing strategy matter even in a neighborhood with strong overall demand.
- Realistic, well-researched pricing from day one. Wimberley homes sold at a median of 100.0% of list price over the past five years, with several selling above asking. Accurate pricing based on true comparable sales tends to attract stronger, faster offers.
- Highlighting golf course frontage. Homes backing to the back nine’s 9th or 10th holes carry real appeal in this neighborhood — that feature, along with proximity to the South Amenity Center and town green, should be front and center in marketing.
- Move-in-ready condition. Buyers in this price point and neighborhood expect updated finishes, hardwood flooring, and well-maintained systems to match homes built primarily between 2007 and 2009.
- Accurate, MLS-and-tax-record-based pricing rather than aggregator estimates. Because Texas is a non-disclosure state and Wimberley is a small community, third-party valuation tools routinely miss the mark here.
- Which side of Cypress Creek Road, and which hole, the lot backs to. Homes on the east side of Cypress Creek Road back to the golf course’s back nine, with several along the 9th and 10th holes. Each carries its own view and orientation, so it’s worth understanding exactly what a specific property backs up to before comparing prices.
- Builder consistency, individual upgrades. Every Wimberley home was built by Highland Homes with a shared architectural approach, but individual owners have added pools, outdoor kitchens, and interior updates over time — it’s worth understanding what upgrades a specific home includes versus original construction.
- Pool condition and potential. Approximately 28% of the closed Wimberley sales reviewed included a pool at time of sale; for homes without one, ask about lot size and setback to understand pool potential.
- Garage configuration. Predominantly 2-car garages across the reviewed sales, with at least one 3-car, golf-cart-accessible configuration.
- Bonus rooms and flexible space. Many Wimberley floor plans include a formal study that can convert to a bedroom, an upstairs game room, a media room, and — on some plans — a first-floor guest or in-law suite. Confirm which bonus spaces a specific home includes.
- True comparable pricing, not aggregator estimates. Work from actual MLS comparable sales and Denton CAD tax records — not a Zestimate — to understand whether a specific home is priced fairly given Wimberley’s small closed-sale sample.
- HOA details. Current dues commonly reflected for Wimberley are $131.00/month, but buyers should confirm the exact amount and any assessments for the specific address via the resale certificate.
