The market figures below reflect a 5-year residential CMA for Sonora in Lantana, TX, covering 7 closed MLS sales from July 26, 2021, through July 25, 2026. The report was prepared July 25, 2026. Because 7 closed sales is a modest sample for a five-year window across roughly 66 homes, buyers should treat these figures as historical neighborhood-level context — supplemental county appraisal district records were not reviewed for this summary — and should not be interpreted as current inventory, an appraisal, or a guarantee of value.

The neighborhood is arranged around five streets — Camilla Lane, Newham Street, Navasota Drive, Thorne Drive, and Ashleigh Lane — with no through traffic, giving Sonora an intimate, garden-style feel despite sitting close to the center of the community. 01 - About Sonora & Lantana
Sonora is a garden-style neighborhood within Lantana, a master-planned community in southwest Denton County that includes approximately 1,780 acres, around 4,000 single-family homes, and roughly 15,000 residents. Sonora is built entirely by Darling Homes — now the Darling Collection by Taylor Morrison — and is arranged around five streets: Camilla Lane, Newham Street, Navasota Drive, Thorne Drive, and Ashleigh Lane.
Based on the 5-year Sonora CMA, closed sales ranged from approximately 2,233 to 2,478 square feet, with a median closed size of approximately 2,470 square feet and an average of approximately 2,398 square feet — consistently 3-bedroom homes, predominantly 1-story to 1.5-story floor plans built with a lower-maintenance, garden-home orientation.
Sonora sits west of Lantana Trail, on the south side of Branch Crossing, in the 76226 ZIP code. The neighborhood has a single entry point and no through traffic, giving Sonora an intimate, tucked-away feel despite its central location within the broader Lantana community. Select lots along Ashleigh Lane, Camilla Lane, and Newham Street back to Lantana Golf Club’s #8 and #9 holes or overlook neighborhood ponds, while Navasota Drive and Thorne Drive sit further into the neighborhood’s interior. Sonora’s central position gives residents easy access to Lantana’s trail system, parks, pools, fitness amenities, and nearby shopping and services along FM 407, FM 2499, and surrounding Denton County corridors.
Local Insight — Seay Realty Group
What stands out about Sonora is how it manages to feel private despite being centrally located. With only one way in and out, and no cut-through traffic, Sonora has the quiet of a cul-de-sac neighborhood while still sitting minutes from Lantana’s amenity centers and the golf clubhouse. Not every home in Sonora backs to the course or a pond — golf-course and pond-adjacent lots are concentrated along Ashleigh Lane, Camilla Lane, and Newham Street — so buyers who want that specific view should be clear on lot placement early in their search rather than assuming every Sonora address backs to green space.
Because Sonora is built entirely by a single builder with mostly 1-story and 1.5-story garden-home plans, the neighborhood tends to appeal to buyers who want single-story living without leaving Lantana’s amenity-rich setting — a profile that overlaps with, but isn’t identical to, buyers drawn to Lantana’s larger golf-course sections.
Yes. Sonora is part of Lantana, TX, a master-planned community in Denton County. Homes in Sonora are generally subject to the Lantana Community Association, architectural standards, HOA rules, and community guidelines.
Subdivision labels can vary across MLS records, appraisal district records, legal descriptions, and closing documents. Buyers should verify the exact subdivision, governing documents, resale certificate, deed restrictions, and HOA rules for the specific home they are considering.
Sonora occupies a distinctive niche within Lantana: it’s a single-builder, single-entry garden-home neighborhood built exclusively by Darling Homes, with a smaller footprint — about 66 homes — than many of Lantana’s larger sections. Because Darling Homes built every home in Sonora, buyers get architectural consistency and a lower-maintenance, predominantly single-story housing stock that stands apart from some of Lantana’s larger production sections.
That combination shows up in the numbers. Closed sales in Sonora over the past five years ranged from roughly $480,000 to $575,000, with a median sold price around $530,500. Sonora is a genuinely tightly held neighborhood — only 7 closed MLS sales over a full five years across a roughly 66-home neighborhood, or a turnover rate of about 10.6%. Put another way, fewer than 1 in 9 Sonora homes changed hands through the MLS over the entire five-year period. That’s consistent with an intimate, low-turnover neighborhood where owners tend to stay long-term, though buyers should note that a small closed-sale count also means fewer recent comparables to price against.
Sonora was built entirely by Darling Homes, now operating as the Darling Collection by Taylor Morrison, between approximately 2001 and 2005 — making it one of the older, more established sections of Lantana. Darling configured the addition with a garden-home focus — predominantly 1-story to 1.5-story floor plans designed for lower-maintenance living. Based on the 5-year Sonora MLS/CMA history, homes in Sonora are:
- Single-family homes, with the 7 reviewed closed sales ranging from about 2,233 to 2,478 square feet and a median size around 2,470 square feet
- Consistently 3-bedroom across the reviewed closed sales
- A mix of 2 and 3 full-bathroom configurations, with some plans including a half bath
- 2-car garages across all 7 reviewed closed sales
- Pool properties in approximately 43% (3 of 7) of the reviewed closed sales
- Built primarily between 2002 and 2005 among the reviewed closed sales, with an average year built of approximately 2003 and a median of 2002; per neighborhood build records, the broader community was developed from 2001 through 2005
- Set on lots ranging from approximately 0.122 to 0.159 acres, averaging approximately 0.143 acres
- Predominantly 1-story to 1.5-story garden-home designs, per neighborhood records
Local Insight with Seay Realty Group
Darling Homes built Sonora with an intimate, low-maintenance buyer in mind — the kind of garden-home layout that appeals to downsizers and buyers who want single-story living without sacrificing Lantana’s amenities. Across the homes we’ve seen sell in the neighborhood, common features include open living plans, covered patios, and — on the golf-course and pond-adjacent lots along Ashleigh, Camilla, and Newham — outdoor living spaces oriented to take advantage of the view.
With only 7 closed MLS sales across roughly 66 homes over the past five years, Sonora inventory tends to be thin, and well-priced, well-presented listings can move quickly — the reviewed closed sales sold in as few as 2 days on market.
02 - Homes & Sonora Real Estate Market
In the 5-year CMA, the 7 reviewed closed sales ranged from $480,000 to $575,000, with an average sold price of approximately $529,500 and a median sold price of approximately $530,500.
Current values will depend on active competition, interior updates, pool presence, lot placement (including whether a home backs to the golf course or a pond), garage configuration, condition of major systems, market timing, and buyer demand. Because Sonora’s closed-sale count is modest for a five-year window, pricing a specific home should lean on the most recent and most comparable available sales rather than the full five-year average alone.
The 5-year CMA showed a median cumulative days on market of approximately 8 days and an average of approximately 11 days among closed sales, with individual closed sales ranging from about 2 to 35 cumulative days on market.
Both figures reflect a neighborhood with strong buyer demand and thin inventory. For sellers, a Sonora home that launches with accurate pricing, clean preparation, and strong photography has historically captured serious buyer attention within the first one to two weeks. For buyers, it helps to have financing, proof of funds, and a clear offer strategy ready before touring, since several Sonora closings in the CMA sold within days of hitting the market.
The 5-year Sonora CMA showed an average sale-to-list ratio of approximately 99.2% and a median sale-to-list ratio of 99.3%. Closed sales ranged from approximately 96.0% to 101.9% of list price. Most reviewed sales closed at or very close to list price, reflecting steady, healthy buyer demand for well-priced, well-presented Sonora listings.
The five-year period includes different market environments, including the highly competitive conditions experienced during portions of 2021 and 2022. The above-list results at the upper end of the range should not be interpreted as an expected outcome for a current listing.
Yes. Of the 7 closed sales reviewed in the 5-year CMA, 3 homes — approximately 43% — included a private pool at time of sale, a meaningfully higher share than in some of Lantana’s other resale neighborhoods.
For buyers, that means Sonora is a reasonable place to look specifically for a pool home, though it’s still worth asking whether a target home — or a neighboring lot — has pool potential given lot size and setback if a pool isn’t already in place. For sellers with an existing pool, a well-maintained pool and outdoor living area remains one of the strongest presentation features in the neighborhood.
Yes. Sonora is one of the more tightly held pockets of Lantana. Over the full five-year CMA period — July 26, 2021 through July 25, 2026 — only 7 of the neighborhood’s approximately 66 homes closed through the MLS, a turnover rate of roughly 10.6%. That means, on average, fewer than one and a half Sonora homes have sold per year over the past five years.
Low turnover like this cuts both ways. For sellers, it typically means less direct competition on the market at any given time and steady buyer interest when a well-priced home does list — the reviewed closed sales sold in as little as 2 days. For buyers, it means patience and preparation matter: with so few Sonora listings coming to market in a given year, buyers who want a specific street, lot orientation, or golf-course/pond view should be ready to move quickly, have financing in order, and consider asking about off-market or coming-soon opportunities.

All figures are based on the Sonora CMA report and should be used as neighborhood-level context, not as an appraisal or property-specific valuation.
Texas doesn’t require sale prices to be publicly recorded, so the closed sale price of a Sonora home is only available through the MLS — accessible to licensed agents, not the general public or most third-party valuation tools. That matters even more in a low-turnover neighborhood like Sonora: with only 7 closed MLS sales over five years, automated valuation tools working from limited public data have very few actual data points to draw from, and are especially prone to missing the details that drive value here — lot placement, pool presence, and individual upgrades.
03 - HOA, Fees & Taxes
Yes. Sonora homes are part of the Lantana Community Association. Buyers should review the current HOA resale certificate, governing documents, architectural guidelines, community rules, and fee schedule before closing.
HOA dues and inclusions can change, so the most accurate source is the current resale certificate and direct HOA confirmation. Recent Lantana MLS and resale information may reflect monthly HOA dues, but buyers should verify the current amount for the specific home before relying on any published figure.
Local Insight — Seay Realty Group
The current HOA dues commonly reflected for Sonora Lantana are $138.00 per month, but buyers should verify the current amount directly with the HOA before relying on any published figure. HOA rates are reviewed and can be adjusted annually by the Lantana Community Association board. We always recommend pulling the current resale certificate so there are no surprises at closing.
Lantana HOA dues have historically supported services and amenities such as:
- Front-yard maintenance
- Vector Security monitoring and system installation
- Community swimming pools (Including one located inside of Sandlin Community)
- Fitness centers
- Parks and playgrounds
- Sports courts
- Hike-and-bike trails
- Common-area landscaping and maintenance
- Community programming
- Architectural and neighborhood standards
Front-yard maintenance has historically included mowing, edging, pruning, weeding, and seasonal fertilization. Buyers should confirm the current scope of all HOA-provided services for the specific property.
No. The Lantana Golf Club is a private club. Golf and club membership are separate from Lantana Community Association dues.
Membership options, availability, initiation fees, and monthly charges should be confirmed directly with the club.
Yes — because Lantana is unincorporated, residents pay a small annual assessment, billed through the HOA, that funds fire and EMS coverage from the Argyle Volunteer Fire Department, calculated based on the home’s appraised value rather than a flat rate. Membership at Lantana Golf Club is also separate and optional, on top of standard HOA dues. Contact Lantana Golf Club directly for their most up to date pricing.
There may be additional costs beyond standard HOA dues depending on the property, current HOA structure, and community assessments. Buyers should review the HOA resale certificate, title documents, tax records, lender estimates, and seller disclosures.
Property taxes vary by property and should be reviewed carefully before purchase. Assessed value is not the same as market value or purchase price, and buyers should evaluate county tax records, applicable exemptions, estimated post-purchase taxes, HOA dues, insurance, and any community-related assessments for the specific home.
Online mortgage calculators may not accurately include property taxes, HOA dues, insurance, or other ownership costs — a buyer’s true monthly payment should be calculated using property-specific information.
The short answer is yes. Lantana is located within special district structures, and taxes may include allocations tied to community services and emergency services. Special assessments or district-related fees should be verified by property. Before purchasing in Sonora, buyers should review title documents, tax records, HOA information, seller disclosures, and lender estimates to understand the full cost of ownership.
04 - Schools & Local Children's Activities
Sonora is within Denton Independent School District.
Eugenia Porter Rayzor Elementary School (E.P. Rayzor)

School boundaries can change. Buyers should verify the current assignment for the specific address directly with Denton ISD before entering a purchase.
LOCAL INSIGHT: DENTON GUYER HIGH SCHOOL

On the football field, the Wildcats compete in Class 6A Division II as part of District 5-6A, going up against some of the toughest programs in the DFW area. Go Wildcats!

Sonora is in Denton ISD, not Argyle ISD.
This question comes up often with buyers of Lantana homes. The confusion sometimes arises because Lantana is near Argyle and some nearby properties may use an Argyle mailing address. Although Lantana residents share the 76226 ZIP code with nearby Argyle addresses, public-school attendance boundaries are independent of postal city designations.
LOCAL INSIGHT WITH SEAY REALTY GROUP
While Lantana’s students are zoned for Denton ISD, school options are extraordinary for the community. Lantana has several nearby private schools such as Liberty Christian School, Founder’s Classical Academy, Harvest Christian Academy, The Selwyn School, Coram Deo and many other notable options. Some public school districts in this part of Texas also offer open enrollment. Buyers should contact each district directly to confirm whether open enrollment is available and how the application process works.
Families researching private education can compare schools in Argyle, Flower Mound, Denton, and surrounding communities. Admissions, grade levels, transportation, tuition, programs, and availability should be confirmed directly with each school.
Seay Realty Group does not rank schools or steer buyers toward or away from a neighborhood based on protected characteristics. We provide factual location and zoning resources so each household can evaluate the fit for its own needs.

Yes — a number of Sonora homes, concentrated along Ashleigh Lane, Camilla Lane, and Newham Street, sit near or back to Lantana Golf Club’s #8 and #9 holes, and some lots overlook neighborhood ponds. Not every street in Sonora borders the course; Navasota Drive and Thorne Drive sit further into the interior of the neighborhood, so buyers who specifically want a golf-course or pond view should confirm lot placement before touring.
Lantana Golf Club membership is optional and billed separately from standard HOA dues — contact Lantana Golf Club directly for current pricing. From most homes in Sonora, the clubhouse is just a short drive or golf-cart ride away.
Sonora sits within Lantana in southern Denton County, roughly 8 to 10 miles south of Denton, with access to major routes including FM 407, FM 2499, and US-377. Lantana is approximately 35 miles from both downtown Dallas and downtown Fort Worth, about 16 miles from DFW International Airport, and about 30 miles from Dallas Love Field, depending on route and traffic. Everyday shopping and dining are close by in Highland Village and along the corridor near Lantana, including Marty B’s, Torchy’s Tacos, Christina’s Mexican Restaurant, and Blue Goose Cantina. There are also a lot of nearby fast food, chain restaurants, locally owned restaurants and unique spots to enjoy.
Sonora’s location in southern Denton County puts residents within a manageable drive of the DFW area’s major sports and entertainment venues — close enough for regular game nights without living in the middle of downtown traffic.
- AT&T Stadium (Dallas Cowboys) — Arlington, TX: approximately 35 miles, roughly 45–55 minutes depending on traffic.
- Globe Life Field (Texas Rangers) — Arlington, TX: approximately 35 miles, roughly 45–55 minutes, same general drive as AT&T Stadium since both sit in the Arlington entertainment district.
- American Airlines Center (Dallas Mavericks & Dallas Stars) — Downtown Dallas: approximately 35 miles, roughly 40–50 minutes.
- The Star in Frisco (Dallas Cowboys World Headquarters & Ford Center) — Frisco, TX: approximately 30 miles, roughly 40–45 minutes, making Sonora notably closer to Cowboys training facility events than to the stadium itself.
- Comerica Center (Dallas Stars practice facility) — Frisco, TX: similar drive to The Star, roughly 30 miles.
For concerts and live entertainment, residents have several options within a similar drive time:
- American Airlines Center — also a primary concert venue for major touring acts, roughly 35 miles from Sonora.
- Dos Equis Pavilion — Dallas’ outdoor amphitheater near Fair Park, approximately 35–38 miles.
- The Pavilion at Toyota Music Factory — Irving, TX: approximately 25–30 miles, one of the closer major concert venues to Lantana.
- Toyota Music Factory’s broader entertainment district (restaurants, bars, and smaller live-music venues) in Irving is a popular closer-to-home option for an evening out.
Drive times will vary with traffic, game-day and event-day congestion, and the specific route taken (I-35E/I-35W, TX-121, or the Sam Rayburn Tollway are all common options depending on the venue). Rideshare and event-day parking availability should be checked directly with each venue.
Local Insight with Seay Realty Group
One thing buyers relocating for a “big city, close to everything” lifestyle appreciate about Lantana specifically: it splits the difference well. Frisco’s sports and entertainment corridor — The Star, Comerica Center, and the surrounding restaurants and shops — is actually a shorter drive from Sonora than downtown Dallas or Arlington, while Arlington’s stadium district and downtown Dallas’ American Airlines Center remain very doable for a game night or concert without an overnight stay. For families who follow Dallas-area pro sports or regularly attend concerts, that central Denton County location is a genuine lifestyle perk of living in Lantana.
Sonora tends to attract buyers looking for a quiet, single-entry, garden-home section of Lantana with low turnover and an intimate scale. Because every home in the neighborhood was built by Darling Homes with a consistent architectural approach — predominantly 1-story and 1.5-story plans — Sonora has a settled, cohesive feel that buyers notice immediately.
With no through traffic and a single point of entry, Sonora offers a level of privacy and quiet that’s harder to find in Lantana’s larger, more heavily trafficked sections — while still sitting close to the amenity centers and golf clubhouse. That combination of privacy and central location is part of why Sonora has a reputation locally for lower turnover and, at times, quick sales on well-priced listings.
Given the neighborhood’s garden-home design and central location, Sonora tends to draw downsizers, buyers who want single-story or near-single-story living, and buyers who value a small, tight-knit street network over a large, sprawling section.
Lantana is not a designated 55+ community, but it continues to appeal to many 50+ buyers and seniors who want a well-maintained Denton County neighborhood with convenient amenities, attractive streetscapes, and an active community feel. As a master-planned community in southwestern Denton County, Lantana offers a lifestyle that can work well for empty nesters, downsizers, retirees, and multigenerational households — and Sonora’s predominantly single-story, lower-maintenance garden-home plans make it a particularly natural fit for buyers in this stage of life.
Residents enjoy access to neighborhood amenities such as walking trails, community pools, fitness facilities, parks, tennis courts, and golf-adjacent surroundings, creating opportunities to stay active without leaving the community. Many buyers in this stage of life also appreciate Lantana’s established neighborhoods, HOA-maintained community standards, proximity to Flower Mound, Highland Village, Denton, and Argyle, and access to nearby shopping, dining, medical offices, and everyday services.

Does the Lantana HOA have pet rules or restrictions?
Sonora homes fall under the Lantana Community Association, and like most HOA communities, there are typically guidelines around leash requirements in common areas, pet waste cleanup, and general nuisance/noise provisions. Some HOAs also include breed, size, or per-household pet limits in their governing documents, however Lantana’s governing documents do not currently have breed or size restrictions for its homeowners.
Local Insight with Seay Realty Group
Pets are a big part of daily life in Lantana — you’ll see dogs on nearly every evening walk through Sonora and along the community trails. If you’re relocating with pets, we always recommend pulling the current HOA pet guidelines as part of your due diligence, right alongside architectural standards and resale certificate review, so there are no surprises after you move in.
Lantana has two workout facilities in the community that are a part of the HOA amenities. Located at the north and south amenity centers, both gyms have machines for cardio and weight training.

- Free Weights
- Resistance Training
- Stair climbers

- Strength Machines
- Cable Stations
- Group Training Room

The South Amenity Center facility is smaller, but also includes:
- Ellipticals

Lantana also offers Group and Personal Training through Body Bionics. Their offerings change, however in July 2026 their group classes included Aqua Aerobics, Boot Camps, Yoga, Pilates, and Fit 360 (plus a lot more). Martial Arts classes are also offered for youth in Lantana, and classes are held at the North Community Center.
*Gym equipment lists and class offerings are subject to change. Check with Body Bionics or stop by the HOA office for a more up-to-date list of available classes, equipment and times facilities are open to residents. Group and Personal Training, as well as Martial Arts classes are not included in HOA fees. Check directly with Body Bionics for rates and times.
06 - Buying or Selling in Sonora
Seay Realty Group has represented buyers and sellers throughout Lantana for close to two decades, including transactions in Sonora. A few specific ways that translates into real value:
- Accurate pricing despite a thin closed-sale count. With only 7 closed MLS sales in Sonora over five years, we go beyond the CMA averages and pull the most recent, most comparable individual sales — and can request property-specific county tax records when useful — giving a more accurate read on true value than a national aggregator working from limited public data.
- Single-builder familiarity. Because every Sonora home was built by Darling Homes, we know how the neighborhood’s garden-home floor plans, upgrade packages, and lot placements differ from one closing to the next — rather than relying on a generic square-footage comparison.
- Lot-by-lot familiarity. From which streets and lots back to the #8 or #9 fairway or overlook a pond, to which are interior lots, we can answer the questions that matter to buyers and sellers but rarely show up in an MLS printout.
- A genuine stake in the Lantana community. We’re not just representing listings — we’re protecting the community’s reputation and its values.
The fastest way to get started is to contact Seay Realty Group directly for a buyer consultation or a free, no-obligation home value report for a Sonora property. Buyers can also ask about off-market or coming-soon opportunities, since some of the best Lantana homes — especially in a tightly held, low-turnover neighborhood like Sonora — change hands before ever reaching public listing portals.
Sonora sellers should understand that pricing cannot be based only on square footage or online estimates. Buyers are evaluating condition, updates, floor plan, lot placement (including whether a home backs to the golf course or a pond), garage configuration, pool condition, outdoor living, and presentation carefully. Before listing a Sonora home, sellers should review:
- Recent Sonora MLS activity
- Competing active homes in Lantana
- Updated vs. original finishes
- Paint, flooring, lighting, and curb appeal
- Roof, HVAC, foundation, and major systems
- Pool condition and equipment, if applicable
- Lot positioning and privacy, including proximity to the golf course or a pond
- Staging and photography strategy
- Pricing strategy based on current buyer demand

Across the 7 closed sales reviewed in the 5-year CMA:
- Average time on market: approximately 11 days
- Median time on market: approximately 8 days
- Range: anywhere from about 2 to 35 days
Those numbers reflect what we’ve seen firsthand — well-priced Sonora listings tend to draw solid, timely interest. Sonora’s combination of low turnover, a cohesive single-builder streetscape, and select golf-course and pond-adjacent lots tends to keep buyer demand steady relative to the limited number of homes that come to market in any given year.
- Realistic, well-researched pricing from day one. Sonora homes sold at a median of 99.3% of list price over the past five years, with several selling at or above asking. Accurate pricing based on true comparable sales tends to attract stronger, faster offers.
- Highlighting golf course or pond views, where applicable. Homes on Ashleigh Lane, Camilla Lane, or Newham Street with views of the #8 or #9 holes, or a neighborhood pond, carry real appeal — that feature should be front and center in marketing.
- Move-in-ready condition. Buyers in this price point and neighborhood expect well-maintained systems and finishes to match homes built between 2001 and 2005.
- Accurate, MLS-and-tax-record-based pricing rather than aggregator estimates. Because Texas is a non-disclosure state and Sonora’s closed-sale count is thin, third-party valuation tools routinely miss the mark here.
- Whether the lot backs to the golf course or a pond. Select lots along Ashleigh Lane, Camilla Lane, and Newham Street back to Lantana Golf Club’s #8 or #9 holes or overlook a pond; Navasota Drive and Thorne Drive sit further into the interior. It’s worth understanding exactly what a specific property backs up to before comparing prices.
- Builder consistency, individual upgrades. Every Sonora home was built by Darling Homes with a shared garden-home architectural approach, but individual owners have made updates over time — it’s worth understanding what upgrades a specific home includes versus original construction.
- Pool condition and potential. Approximately 43% of the closed Sonora sales reviewed included a pool at time of sale; for homes without one, ask about lot size and setback to understand pool potential.
- Garage configuration. All 7 reviewed closed sales had 2-car garages.
- True comparable pricing, not aggregator estimates. Work from actual MLS comparable sales — not a Zestimate — to understand whether a specific home is priced fairly given Sonora’s thin closed-sale history.
- HOA details. Current dues commonly reflected for Sonora are $138.00/month, but buyers should confirm the exact amount and any assessments for the specific address via the resale certificate.
