Sierra is in Denton ISD, not Argyle ISD.

This question comes up often with buyers of Lantana homes.  The confusion sometimes arises because Lantana is near Argyle and some nearby properties may use an Argyle mailing address. Although Lantana residents share the 76226 ZIP code with nearby Argyle addresses, public-school attendance boundaries are independent of postal city designations.

The five-year median sale-to-list ratio was approximately 100.0%, but individual results ranged from 95.2% to 107.8%. A carefully supported launch price gives the property a better chance of attracting serious attention before it becomes stale.

Confirm whether the home is on the golf course, a greenbelt, cul-de-sac, corner, or interior lot. For golf-course homes, identify the hole and the property’s position relative to the tee, fairway, green, and cart path.

Update level and major systems.
Compare the age and condition of the roof, HVAC equipment, water heaters, windows, flooring, kitchen, bathrooms, pool equipment, and exterior improvements.

Garage configuration.
Three-car garages are common, but side-entry, tandem, rear-entry, and conventional layouts function differently.

Pool condition and yard usability.
Approximately 37.5% of the reviewed closed sales included a pool. For pool homes, obtain appropriate inspections. For homes without a pool, investigate setbacks, utility easements, drainage, and usable yard area before assuming one can be added.

Floor-plan fit.
Bedroom count alone does not tell the full story. Look at first-floor bedroom placement, office privacy, game and media space, storage, stairs, and how the layout supports work, guests, children, or multigenerational living.

Current HOA and school information.
Verify the resale certificate, governing documents, dues, property-specific restrictions, and exact Denton ISD zoning before closing.

True comparable pricing.
Use actual MLS data and property-specific adjustments rather than a national aggregator estimate.
