01 - About Sandlin & Lantana

Sandlin is an established residential section within the Lantana master-planned community in Denton County, Texas. It offers access to the broader Lantana lifestyle, including community pools, trails, parks, fitness amenities, sports courts, neighborhood events, and the overall master-planned setting that makes Lantana one of the most recognizable communities in the 76226 area.

Because Sandlin homes are resale properties, buyers should look closely at updates, maintenance history, HVAC age, roof age, foundation performance, drainage, landscaping, pool condition if applicable, and seller disclosures.

Seay Realty Group helps buyers and sellers understand how Sandlin fits within the larger Lantana real estate market, including home features, pricing strategy, resale considerations, school verification, HOA expectations, and property-specific value drivers.

LOCAL INSIGHT WITH SEAY REALTY GROUP

Sandlin is nestled in the heart of Lantana.  While this may be one of the older communities in Lantana, its mature trees and community pool make it one of the more desirable addresses within the master-planned community.

Sandlin is located in the central-eastern section of the Lantana master-planned community in Denton County, Texas. As one of Lantana’s original foundational neighborhoods, established around 2001, Sandlin offers a more established setting within the community, with mature streetscapes and convenient access to key Lantana amenities.

The neighborhood is bordered by Lantana Trail and Bonham Parkway, placing it near one of Lantana’s main internal corridors while still offering a neighborhood feel within the community.

A key neighborhood landmark is the Lantana Sandlin Pool, located at 8351 Holliday Road, giving residents convenient access to one of the community’s amenity areas. Sandlin is also near Larkspur, Lantana’s other original phase, and sits near the golf course greenbelt corridors that contribute to Lantana’s established community character.

For buyers comparing Lantana neighborhoods, Sandlin’s location is a major part of its appeal: central access, original-community character, proximity to amenities, and a setting within one of Lantana’s earliest residential sections.

Yes. Sandlin is part of Lantana, TX, a master-planned community in Denton County. Homes in Sandlin are generally subject to the Lantana Community Association, architectural standards, HOA rules, and community guidelines.

Subdivision labels can vary across MLS records, appraisal district records, legal descriptions, and closing documents. Buyers should verify the exact subdivision, governing documents, resale certificate, deed restrictions, and HOA rules for the specific home they are considering.

Sandlin should be compared with other Lantana neighborhoods based on home age, square footage, lot size, floor plan, updates, pool presence, garage configuration, proximity to amenities, traffic patterns, school zoning, and current resale inventory.

Compared with some newer areas of Lantana, Sandlin may appeal to buyers who prefer a completed neighborhood with a more established feel. Compared with smaller or lower-priced Lantana sections, Sandlin’s reviewed sales show many larger homes, with the overall CMA showing an average home size of approximately 3,240 square feet.

Sandlin is best understood as an established resale section of Lantana. Based on the 3-year CMA reviewed by Seay Realty Group, Sandlin-area homes in the report were generally built between 2001 and 2004, with many larger two-story floor plans, attached garages, and mature neighborhood surroundings.

For buyers, that means the appeal is less about new construction and more about location, lot setting, floor plan, updates, condition, and access to the established Lantana lifestyle.

02 - Homes & Real Estate Market

Based on the 3-year Sandlin CMA reviewed by Seay Realty Group, closed Sandlin-area sales ranged from approximately $495,000 to $685,000, with an average closed sale price of approximately $588,589 and a median closed sale price of approximately $595,000. These figures are aggregated from MLS data and are not published by address because Texas is a non-disclosure state.

Current value can vary significantly based on updates, floor plan, square footage, pool, lot orientation, condition, timing, and competing inventory.

The reviewed closed Sandlin sales ranged from approximately 2,320 to 4,028 square feet, with many homes in the 3,000+ square foot range. The CMA showed an average closed home size of approximately 3,241 square feet and a median closed size of approximately 3,306 square feet.

Many Sandlin homes include 4 to 5 bedrooms, multiple living areas, attached garages, and traditional Lantana floor plans from the early 2000s. As with most established neighborhoods, the condition and update level can vary considerably by property.

Sandlin is a resale neighborhood within the Lantana master-planned community. Buyers looking in Sandlin should expect existing homes rather than new-construction inventory.

The larger Lantana community was originally developed by Republic Property Group, while the Sandlin neighborhood — also referred to as the Sandlin Addition — was one of Lantana’s earliest developed sections, opening around 2001. Sandlin was built by Sandlin Homes, a well-known DFW-area residential builder. This is an important distinction because multiple builders were active throughout Lantana during the early 2000s, including builders such as Highland Homes, Drees Custom Homes, David Weekley Homes, Centex, and others, but Sandlin itself should be identified with Sandlin Homes rather than broadly attributed to another builder.

For buyers, this means Sandlin offers an established Lantana setting with mature streetscapes, completed landscaping, and homes that may already include owner improvements, patio additions, updated interiors, pool additions, or other property-specific upgrades. As with any resale neighborhood, condition can vary from home to home, so buyers should carefully review updates, maintenance history, roof age, HVAC systems, foundation performance, drainage, seller disclosures, and inspection results before purchasing.

Sandlin includes single-family homes consistent with Lantana’s established residential style. Depending on the property, homes may include brick or stone exteriors, open living spaces, formal dining rooms, private studies, upstairs game rooms, covered patios, attached 2- or 3-car garages, mature landscaping, and backyard living areas.

The reviewed CMA included homes with 3 to 5 bedrooms, homes with 2 to 4 total bathrooms, 2- and 3-car garage configurations, and both pool and non-pool properties.

Texas is a non-disclosure state, which means final closed-sale prices are not publicly available the same way they are in some other states. That makes national real estate portals and automated home estimates less reliable for neighborhood-specific pricing.

For Sandlin sellers, accurate pricing should be based on MLS-supported comparable sales, current active competition, pending activity, property condition, updates, floor plan, lot features, pool presence, and current buyer demand — not just broad online estimates.

That is especially important in an established neighborhood like Sandlin, where two homes with similar square footage can have very different values based on updates, maintenance, backyard appeal, pool condition, and floor plan functionality.

The Sandlin market is property-specific. In the 3-year CMA, closed sales averaged approximately 98.6% of list price, with a median sale-to-list ratio of approximately 99.1%. Closed days on market ranged widely, with some homes selling quickly and others taking longer depending on condition, pricing, updates, and buyer demand.

This means pricing strategy matters. A well-prepared, accurately priced Sandlin home may draw stronger attention, while homes priced ahead of the market or needing updates may take longer to sell.

03 - HOA, Fees & Taxes

Yes. Sandlin homes are part of the Lantana Community Association. Buyers should review the current HOA resale certificate, governing documents, architectural guidelines, community rules, and fee schedule before closing.

HOA dues and inclusions can change, so the most accurate source is the current resale certificate and direct HOA confirmation.

Based on recent MLS listing data, dues for Sandlin’s homes have run $131 per month.

Local Insight — Seay Realty Group

HOA rates are reviewed and can be adjusted annually by the Lantana Community Association board. We always pull the current resale certificate for clients so there are no surprises at closing.

Lantana Community Association dues typically cover front-yard landscape maintenance, 24-hour security monitoring, and access to community amenities including multiple swimming pools, splash pads, fitness centers, tennis and sports courts, hike-and-bike trails, and neighborhood parks.

Specific inclusions (such as bundled cable) can change from year to year, so it’s worth requesting the current HOA budget during a transaction.

Fire/EMS Assessment – Lantana residents pay an annual fee, through the Association, to the Argyle Volunteer Fire Department (AVFD) for Fire and EMS service. This fee is based on the appraised value of your home and the rate charged by the AVFD.  For additional information, please contact the Association’s office at 940-728-1660.

As always, before placing an offer on a home in Lantana’s Laurel, contact the HOA directly for any adjustments that have been made to HOA incusions and fees.

Yes — because Lantana is unincorporated, residents pay a small annual assessment, billed through the HOA, that funds fire and EMS coverage from the Argyle Volunteer Fire Department, calculated based on the home’s appraised value rather than a flat rate. Membership at Lantana Golf Club is also separate and optional, on top of standard HOA dues.  Contact Lantana Golf Club directly for their most up to date pricing.

There may be additional costs beyond standard HOA dues depending on the property, current HOA structure, and community assessments. Buyers should review the HOA resale certificate, title documents, tax records, lender estimates, and seller disclosures.

Property taxes vary by property and should be reviewed carefully before purchase. Buyers should evaluate county tax records, applicable exemptions, estimated post-purchase taxes, HOA dues, insurance, and any community-related assessments.

Online mortgage calculators may not accurately include property taxes, HOA dues, insurance, or other ownership costs. A buyer’s true monthly payment should be calculated using property-specific information.

The short answer is yes.  Lantana Community is a MUD district and taxes include allocations to emergency services.  Special assessments or district-related fees should be verified by property. Buyers should review title documents, tax records, HOA information, seller disclosures, and lender estimates to understand the full cost of ownership.

Before purchasing in Sandlin, buyers should confirm whether any additional assessments, community fees, or district charges apply to the specific property.

06 - Selling A Home In Sandlin

Sandlin sellers should understand that pricing cannot be based only on square footage or online estimates. The 3-year CMA shows a meaningful range in price, days on market, and sale-to-list performance, which means buyers are evaluating condition, updates, floor plan, lot, garage configuration, pool presence, and presentation carefully.

Before listing a Sandlin home, sellers should review:

Recent Sandlin MLS activity
Competing active homes in Lantana
Pending activity
Updated vs. original finishes
Paint, flooring, lighting, and curb appeal
Roof, HVAC, foundation, and major systems
Pool condition, if applicable
Staging and photography strategy
Pricing strategy based on current buyer demand

In the 3-year CMA, closed Sandlin sales showed an average cumulative days on market of approximately 57 days and a median of approximately 44 days. However, the range varied widely, with some homes selling quickly and others taking significantly longer.

That variation usually comes down to pricing, condition, updates, marketing, floor plan, timing, and buyer demand at the moment the home is listed.

For established Lantana resale homes, buyers tend to respond well to clean presentation, updated finishes, strong photography, accurate pricing, clear disclosure of improvements, and a marketing plan that explains both the home and the Lantana lifestyle.

Important seller preparation items include:

Fresh interior paint where needed
Updated lighting where appropriate
Professional cleaning
Decluttering and staging
Landscape refresh
Minor repair completion
HVAC, roof, and system documentation
High-quality photography
Local SEO and AI-search-optimized listing exposure
Clear explanation of Lantana amenities and Sandlin market context

Seay Realty Group brings local Lantana knowledge, MLS-supported pricing strategy, marketing expertise, and neighborhood-specific insight to Sandlin buyers and sellers.

For sellers, that means pricing the home against the correct competition, not just broad 76226 averages. For buyers, it means understanding what drives value inside Sandlin and how to compare homes across Lantana’s many neighborhoods.

Because Texas is a non-disclosure state, working with a local team that has access to MLS-supported comparable sales is especially important when evaluating home value in Sandlin.
