The 2026 Realist tax export contains 90 properties legally identified as Navarro Addition. Because Navarro is a relatively compact neighborhood, available resale inventory may be limited at any given time. The five-year CMA identified 26 closed sales, which averages a little over five closed transactions per year across the review period, although sales were not evenly distributed by year.

Grand Homes built the Navarro neighborhood. The community is therefore more architecturally cohesive than a Lantana section developed by several builders, while still offering meaningful differences in elevation, square footage, room configuration, garage design, lot position, and later owner improvements.

Grand Homes floor plans from this period are often recognized for tall entries, curved or sweeping staircases, two-story family rooms, vaulted ceilings, formal living or dining spaces, private studies, game rooms, media rooms, and flexible guest or multigenerational spaces. Not every home includes every feature, so buyers should evaluate the actual floor plan and improvement history.

Compared with newer Lantana sections, Navarro has a more established landscape and resale-home profile. Property condition and the extent of remodeling can vary significantly because the homes are now roughly two decades old.

Navarro homes are detached single-family residences built by Grand Homes. Commonly marketed features include brick or stone exteriors, tall entryways, curved staircases, two-story living rooms, vaulted ceilings, fireplaces, formal dining rooms, private studies, large kitchens, game rooms, media rooms, wet bars, covered patios, pools, spas, and attached two- or three-car garages.

Some larger plans include a second downstairs bedroom or guest suite, multiple living areas, bonus rooms, second laundry areas, or layouts that may support multigenerational living. Outdoor features vary and may include mature trees, outdoor kitchens, covered pavilions, pools, spas, greenbelt adjacency, or golf-course views.

These are neighborhood patterns, not promises about every property. Buyers should verify room counts, permitted improvements, measured square footage, garage capacity, pool condition, and lot boundaries for the specific home.

The community-wide 2026 Realist tax-record review of 90 Navarro homes shows:

The tax-record range is the better source for describing the whole neighborhood. The CMA range describes only the homes that sold during the five-year review.

In the five-year closed-sale review, the MLS reported 3 to 6 bedrooms and 2 to 6 total bathrooms. The six-bedroom maximum appears in a sold listing and shows why MLS marketing and tax records may not always classify converted or flexible spaces the same way.

Buyers should confirm whether a room legally and functionally qualifies as a bedroom and should compare MLS data with appraisal records, floor plans, permits, and an onsite review.

Navarro is predominantly a two-story neighborhood. Of the 90 Navarro tax records:

84 are recorded as two-story homes

6 are recorded as one-story homes

Single-story inventory is therefore comparatively scarce. Buyers who require a one-story layout, a first-floor guest suite, or reduced stair use should discuss those needs early and verify the actual floor plan rather than relying only on a listing’s story count.

The 90-property tax-record review shows Navarro lots ranging from approximately 0.150 to 0.510 acres, with an average of approximately 0.200 acres and a median of approximately 0.170 acres.

The five-year closed-sale sample ranged from 0.158 to 0.311 acres because the largest community-wide lots did not necessarily sell during that review window. Lot utility also depends on shape, easements, drainage, grade, pool placement, golf-course setbacks, tree coverage, and whether the property backs to another home, a greenbelt, or the golf course.

Yes. Some homes along Navisota Drive back to the seventh fairway and green of Lantana Golf Club. Golf-course lots can offer open views and a distinct setting, but buyers should evaluate more than the view.

Because the word “greenbelt” can be used broadly in marketing, buyers should verify the actual ownership, easements, long-term land use, and maintenance responsibility associated with the area behind or beside a specific property.

Both pool and non-pool homes are available. In the five-year review of 26 closed Navarro sales:

That percentage describes the closed-sale sample, not necessarily the exact pool share across all 90 Navarro homes. Buyers should evaluate pool age, equipment, surface condition, heater, decking, drainage, safety features, insurance impact, and ongoing maintenance costs.

The five-year CMA includes both two- and three-car garage configurations. Tax and MLS records can describe tandem spaces or total covered parking differently, so garage claims should be verified onsite.

For larger Navarro floor plans, storage and parking can still be a meaningful differentiator. Buyers should consider usable bay dimensions, ceiling height, door configuration, driveway capacity, tandem depth, storage systems, and whether any garage space was converted or enclosed.

Among the 26 closed Navarro sales reviewed from July 26, 2021 through July 25, 2026, closed prices ranged from approximately $470,000 to $875,000. The average closed sale price was approximately $647,359, and the median was approximately $657,500.

That historical range should not be treated as today’s asking-price range or as a prediction of value. A Navarro home’s value can be affected by square footage, floor plan, updates, condition, pool, golf-course or greenbelt location, garage configuration, lot size, mechanical systems, roof age, presentation, and current competing inventory.

The five-year closed-sale sample shows:

The maximum was influenced by market conditions and an individual sale that closed above its final list price. A five-year average spans very different North Texas market environments and should not be used to assume that a current home will sell at a particular percentage of list price.

Cumulative days on market in the five-year CMA ranged from 2 to 427 days, with an average of approximately 51 days and a median of 19 days.

The large difference between the average and median shows that a small number of longer-marketed listings pulled the average upward. The 427-day maximum should not be treated as typical, but it is part of the full closed-sale dataset and has not been removed.

Current results depend on pricing, preparation, condition, updates, photography, showing access, competition, seasonality, financing conditions, and buyer demand.

Navarro has relatively limited turnover because it contains only about 90 homes. The five-year report identified 26 closed sales, and the median cumulative market time was 19 days. However, results varied widely, with sale-to-list ratios from 91.9% to 117.8% and cumulative market time from 2 to 427 days.  Also of note:  Some Navarro homes sold twice during the 5-year period, so not all homes in Navarro have ever been sold by their original owner.

That spread indicates that Navarro is not a one-price or one-speed market. Updated golf-course homes with pools may compete differently from non-pool interior homes, and a smaller one-story plan may attract a different buyer pool from a nearly 5,000-square-foot home.

Texas does not make closed residential sale prices broadly public in the same way as disclosure states. National portals, tax-value comparisons, and automated estimates may therefore lack the complete neighborhood-level sold-price evidence available through the MLS.

For Navarro sellers, a credible pricing analysis should consider verified MLS comparables, current active and pending competition, the home’s condition, floor plan, square footage, lot position, pool, garage, updates, roof and mechanical ages, and current buyer behavior. LOCAL INSIGHT: DENTON GUYER HIGH SCHOOL

For families relocating to Navarro, school zoning is a big part of the appeal — the neighborhood falls within the boundary of Denton Guyer High School, home of the Wildcats. As of July 2026, Guyer competes in Class 6A for all UIL activities, academics, fine arts, and athletics alike, placing it among the largest and most competitive classification in Texas high school sports. On the football field, the Wildcats compete in Class 6A Division II as part of District 5-6A, going up against some of the toughest programs in the DFW area.  Go Wildcats!

Navarro is in Denton ISD, not Argyle ISD.

This question comes up often with buyers of Lantana homes.  The confusion sometimes arises because Lantana is near Argyle and some nearby properties may use an Argyle mailing address. Although Lantana residents share the 76226 ZIP code with nearby Argyle addresses, public-school attendance boundaries are independent of postal city designations.

Navarro sits within Lantana in southern Denton County, roughly 8 to 10 miles south of Denton and positioned with access to major routes including FM 407, FM 2499, and US-377. Lantana is approximately 35 miles from both downtown Dallas and downtown Fort Worth, about 16 miles from DFW International Airport, and about 30 miles from Dallas Love Field, depending on route and traffic.

Yes. Lantana is a walkable, trail-heavy master-planned community, and pets are very much part of everyday life here. With miles of hike-and-bike trails, greenbelts, sidewalks throughout Navarro and the surrounding sections, and multiple neighborhood parks, dog owners have plenty of room to walk, jog, and exercise pets without leaving the community.

Are there dog parks or off-leash areas in Lantana?
Lantana’s trails, greenbelts, and neighborhood parks are popular for walking dogs, but leash rules apply throughout the community’s common areas and sidewalks, consistent with the Lantana Community Association’s general conduct guidelines. For dedicated off-leash dog parks, several are within a short drive of Navarro, including options in nearby Highland Village, Flower Mound, and Corinth.

Does the Lantana HOA have pet rules or restrictions?
Navarro homes fall under the Lantana Community Association, and like most HOA communities, there are typically guidelines around leash requirements in common areas, pet waste cleanup, and general nuisance/noise provisions. Lantana’s governing documents do not currently have breed or size restrictions for its homeowners.

Is Lantana a good fit for buyers with larger or multiple dogs?
