Larkspur holds a special place in Lantana’s story — it’s one of the community’s original two neighborhoods, developed alongside Sandlin starting in 1999–2000 on land formerly known as Rayzor Ranch. The first Larkspur residents moved in on July 31, 2001, making it one of the very first sections of Lantana to come to life. The community was built by Republic Property Group in partnership with Forestar Group, with Forestar later acquiring the remaining partnership interest in 2014 to complete the final phases of Lantana’s build-out.

Lantana itself includes approximately 1,780 acres and around 4,000 single-family homes, with community association services managed through the Lantana Community Association.

Homes in Larkspur tend to be comfortably sized, moderately priced properties consistent with the neighborhood’s early-2000s build-out. Many homes in the recent 3-year market sample featured 3 to 5 bedrooms, two-car garages, and lot sizes generally between an eighth and a third of an acre. Garages here are predominantly two-car, and pools are relatively uncommon (present in only about 1 in 7 of the closed sales we reviewed), which is a real point of contrast with some of Lantana’s larger, pool-heavy sections.

02 - Homes & Real Estate Market

Larkspur sits toward the more accessible end of the price spectrum within Lantana. In the 3-year CMA, closed Larkspur sales ranged from $396,000 to $534,900, with an average sold price of $472,443 and a median sold price of $485,000.

That pricing reflects Larkspur’s more moderate home sizes, established (rather than newly renovated) finishes in many homes, and its position as one of Lantana’s earlier-built, more attainable sections.

Current values will depend on: active competition, interior updates, lot size and privacy, garage configuration, condition of major systems, market timing, and buyer demand at this price point.

For sellers, Larkspur pricing should be based on direct neighborhood data whenever possible, not broad Lantana averages — the community’s price range varies enormously from section to section.

Larkspur homes can sell quickly when priced and presented well, though the range in this neighborhood is wider than in some other Lantana sections. The 3-year CMA showed a median cumulative days on market of 35 days among closed sales, with an average of 61 days. Closed sales ranged from 2 days to 351 cumulative days on market.

That wide range is worth calling out directly: the gap between the median (35 days) and the average (61 days) shows that most Larkspur homes move at a reasonably normal pace, while a small number of outliers — priced or positioned less competitively — sat on the market for months and pulled the average up. For sellers, that’s a strong argument for pricing to the comparable data from day one rather than testing the market with an aspirational number.

For buyers, well-priced Larkspur homes can still move fast, so it helps to have financing, proof of funds, and a clear offer strategy ready before touring.
