Garner in Lantana, TX: the questions buyers actually ask, answered straight.

Prices, square footage, HOA details, schools, cul-de-sacs, and resale-market context for Garner in Lantana — researched and written by a team with firsthand knowledge of the Lantana community. This guide covers what buyers and sellers actually ask about this resale-only neighborhood on Lantana’s southern edge.  Several members of Seay Realty Group’s team have called the Lantana community home for 19+ years.

On the southern border of the master-planned Lantana Community, Garner is one of the newer phases of development, and originally was subdivided into the “Garner 50s” and “Garner 60s,” referencing the available lot sizes.  The neighborhood was developed by CalAtlantic Homes, formerly Ryland Homes, during the mid-to-late 2010s. Located along the southern side of Lantana, Garner offers convenient access from Copper Canyon Road, FM 407, Tanner Parkway, and Lantana Trail. The established, resale-only neighborhood wraps around Dorothy P. Adkins Elementary School on three sides and includes two ornamental ponds, greenbelt-facing homesites, and three cul-de-sac areas along Martin Creek Circle, Sommerville Circle, and Colorado Bend. Although Garner does not include golf-course lots, it is approximately 1.2 miles, or about a five-minute drive, from the private Jay Morrish-designed Lantana Golf Club. Its location also provides convenient access to nearby daycare facilities, neighborhood services, and businesses including CVS.

Tanya was outstanding from start to finish. Selling a home can be stressful, but she gave us confidence from day one with a clear strategy and expert advice on how to prepare our house for the market. She helped us understand exactly where to invest our time and money to maximize value, and just as importantly, what wasn’t worth spending money on. The plan she put together was executed flawlessly. Thanks to her guidance, marketing, and attention to detail, we received a full asking-price offer during our very first weekend on the market. What impressed us most was that Tanya’s service didn’t stop once we were under contract. She remained actively involved throughout the entire closing process and even afterward, helping us tie up loose ends and navigate the countless details that come with selling a home while relocating. Tanya is knowledgeable, responsive, strategic, and genuinely cares about her clients’ success. We always felt like she had our best interests in mind. If you’re looking for a realtor who will go above and beyond and deliver results, we highly recommend Tanya.

01 - About Garner & Lantana

Getting to know Garner.

Garner is a resale-only neighborhood located on the southern end of Lantana, a master-planned golf course community spanning approximately 1,780 acres in southwestern Denton County. Lantana includes roughly 4,000 single-family homes and about 15,000 residents. Within Garner, homes are generally organized informally into two sub-sections known locally as the “Garner 50s” and “Garner 60s,” a reference to the builder’s lot-width plans.

Garner sits at the southern edge of Lantana in the 76226 ZIP code, with neighborhood entrances off Copper Canyon Road, FM 407 (Justin Road), and Tanner Parkway. As one of the newer sections built out during Lantana’s development, Garner wraps around Dorothy Adkins Elementary School on three sides, with portions of Monahan Drive directly facing the campus.

Yes. Garner is a subdivision within the larger master-planned Lantana community and falls under the Lantana Community Association. Homes in Garner are generally subject to the same HOA rules, architectural standards, and community guidelines as the rest of Lantana. Buyers should always verify the exact subdivision name and governing documents for a specific home before closing.

These are informal, buyer- and agent-facing terms used to describe the two builder-plan sections within Garner, generally referencing the relative lot widths used across the neighborhood’s streets. Both sections were developed as part of the same overall Garner footprint on Lantana’s southern end.

Garner was built primarily by CalAtlantic Homes, formerly known as Ryland Homes prior to a builder merger, during the mid-to-late 2010s. Forestar Group and Lennar later completed the remaining phases of the broader Lantana master plan. Garner itself is a resale-only community today — there is no active builder inventory or new construction within the neighborhood, so every transaction involves an existing home.

Local Insight — Seay Realty Group

Garner has a layout that’s a little different from some of Lantana’s other resale sections. Three cul-de-sac streets anchor the neighborhood: Martin Creek Circle, which faces an ornamental retention pond as well as the side of Adkins Elementary, with backyards along this street backing to a greenbelt; Sommerville Circle; and Colorado Bend. Two ornamental ponds sit within the neighborhood’s footprint, and because Garner wraps three sides of Adkins Elementary, it’s genuinely popular with families who want a short walk or bike ride to school rather than a car-line commute.

Garner doesn’t include any golf course lots, but it’s not far removed from the fairway either — Lantana Golf Club’s 18-hole course, designed by noted architect Jay Morrish, sits about 1.2 miles away, roughly a 5-minute drive via Tanner Parkway and Lantana Trail. Day-to-day convenience is also part of Garner’s draw: residents are close to local daycare options and everyday businesses, including a nearby Lantana CVS.

Based on the 5-year Garner MLS history, homes in the neighborhood are:

  • Single-family resale homes built primarily between 2015 and 2021, with a median of 2017 and an average year built of 2018
  • Ranging from roughly 2,199 to 4,281 square feet, with an average closed size of approximately 3,064 sqft and a median of approximately 3,052 sqft
  • 3 to 5 bedrooms, with most homes falling in the 4-bedroom range
  • Predominantly predominantly 2-car, with several 3-car configurations
  • Set on lots generally between about 0.13 to 0.31 acres, with an average of approximately 0.160 acres and a median of approximately 0.150 acres

02 - Homes & Real Estate Market

What the Garner market looks like

In the 5-year CMA, closed sales ranged from $480,000 to $922,521, average $646,223, median $639,000. Closed list prices ranged from $439,900 to $932,521, average $642,262, median $629,900.

Current values will depend on active competition, interior updates, lot positioning (such as cul-de-sac or greenbelt-facing lots), garage configuration, condition of major systems, and overall market timing. For sellers, Garner pricing should be based on direct neighborhood data whenever possible, not broad Lantana-wide averages.

The 5-year CMA showed a median 7 days, average 31 days, range 1 to 234 days across the 53 closed sales, and an average of approximately 49 days across all 17 listings reviewed in the report. Individual closed sales ranged from as few as 6 days to as many as 153 cumulative days on market, which shows how much pricing strategy and presentation can affect results.

For sellers, a Garner home that launches with accurate pricing, clean preparation, and strong photography has a better chance of capturing serious buyer attention in the first few weeks. For buyers, well-priced Garner listings can move quickly, so having financing and an offer strategy ready in advance helps.

  • Lot size range: approximately 0.13 to 0.31 acres

All figures are based on the Garner CMA report prepared July 24, 2026 and should be used as neighborhood-level context, not as an appraisal or property-specific valuation.

Texas does not require sale prices to be publicly recorded, so closed sale prices are only available through the MLS — accessible to licensed agents, not the general public or most automated valuation tools. That means sites like Zillow and Redfin are working from incomplete data even in a resale-heavy neighborhood like Garner, where lot positioning (cul-de-sac frontage, greenbelt backing, pond views) and individual updates can meaningfully move a home’s value. CMA data pulled directly from the MLS tends to paint a far more accurate picture than a national aggregator’s estimate.

03 - HOA, Fees & Taxes

Yes. Garner homes are part of the Lantana Community Association. Buyers should review the current HOA resale certificate, governing documents, architectural guidelines, and fee schedule before closing.

Local Insight — Seay Realty Group

The current HOA dues commonly reflected for Garner are $131.00 per month, but buyers should always verify the current amount directly with the HOA before relying on any published figure, since rates are reviewed and can be adjusted annually by the Lantana Community Association board. We recommend pulling the current resale certificate so there are no surprises at closing.

Lantana HOA dues have historically supported services and amenities such as:

  • Front-yard maintenance
  • Vector Security monitoring and system installation
  • Community swimming pools (Including one located inside of Sandlin Community)
  • Fitness centers
  • Parks and playgrounds
  • Sports courts
  • Hike-and-bike trails
  • Common-area landscaping and maintenance
  • Community programming
  • Architectural and neighborhood standards

Front-yard maintenance has historically included mowing, edging, pruning, weeding, and seasonal fertilization. Buyers should confirm the current scope of all HOA-provided services for the specific property.

Yes — because Lantana is unincorporated, residents pay a small annual assessment, billed through the HOA, that funds fire and EMS coverage from the Argyle Volunteer Fire Department, calculated based on the home’s appraised value rather than a flat rate. Membership at Lantana Golf Club is also separate and optional, on top of standard HOA dues.  Contact Lantana Golf Club directly for their most up to date pricing.

There may be additional costs beyond standard HOA dues depending on the property, current HOA structure, and community assessments. Buyers should review the HOA resale certificate, title documents, tax records, lender estimates, and seller disclosures.

Property taxes vary by property and should be reviewed carefully before purchase. Buyers should evaluate county tax records, applicable exemptions, estimated post-purchase taxes, HOA dues, insurance, and any community-related assessments. Online mortgage calculators may not accurately reflect property taxes, HOA dues, or insurance, so a buyer’s true monthly payment should be calculated using property-specific figures.

The short answer is yes. Lantana is located within special district structures, and taxes may include allocations tied to community services and emergency services. Special assessments or district-related fees should be verified by property.

Before purchasing in Garner, buyers should review title documents, tax records, HOA information, seller disclosures, and lender estimates to understand the full cost of ownership.

04 - Schools & Local Children's Activities

Garner is zoned to Denton Independent School District. The commonly associated campuses are:

Dorothy Adkins Elementary School (Adkins)
Tom Harpool Middle School (Harpool)
John H. Guyer High School (Guyer or Denton Guyer)

Denton ISD maintains attendance-zone resources, and buyers should always confirm current school assignment directly with Denton ISD before purchasing because boundaries can change. Harpool Middle School serves students in Lantana and the Guyer High School attendance zone, according to Denton ISD school information.

LOCAL INSIGHT: DENTON GUYER HIGH SCHOOL

For families relocating to Garner, school zoning is a big part of the appeal — the neighborhood falls within the boundary of Denton Guyer High School, home of the Wildcats. As of July 2026, Guyer competes in Class 6A for all UIL activities, academics, fine arts, and athletics alike, placing it among the largest and most competitive classification in Texas high school sports. On the football field, the Wildcats compete in Class 6A Division II as part of District 5-6A, going up against some of the toughest programs in the DFW area.  Go Wildcats!

Lantana’s broader community environment provides access to parks, playgrounds, swimming facilities, trails, sports courts, and resident events.

Children in the area may also participate in:

  • Youth swimming
  • Golf or tennis instruction
  • Soccer
  • Baseball
  • Basketball
  • Football
  • Cheer
  • Scouts
  • School clubs
  • Community service organizations
  • Seasonal camps
  • Arts and enrichment programs
  • And many more

Participation fees are generally separate from HOA dues.

LOCAL INSIGHT WITH SEAY REALTY GROUP

Kids interested in sports teams have many choices, including soccer, baseball, youth football, basketball, and more. Kids from Lantana often join local recreational or developmental leagues in nearby Highland Village, Argyle, Denton, and Flower Mound.

In June, many children from the Lantana community attend special-interest and sports camps hosted at Guyer High School.  Children also can opt to attend camps at local high schools in Flower Mound, Argyle and other surrounding school districts.

All children’s activities listed generally have fees that are not included in HOA dues. Contact each group directly for the most recent costs associated with participation. A helpful local resource is often one of the Lantana community Facebook groups, such as Lantana Moms.

Garner is in Denton ISD, not Argyle ISD.

This question comes up often with buyers of Lantana homes.  The confusion sometimes arises because Lantana is near Argyle and some nearby properties may use an Argyle mailing address. Although Lantana residents share the 76226 ZIP code with nearby Argyle addresses, public-school attendance boundaries are independent of postal city designations.

LOCAL INSIGHT WITH SEAY REALTY GROUP

While Lantana’s students are zoned for Denton ISD, school options are extraordinary for the community.  Lantana has several nearby private schools such as Liberty Christian School, Founder’s Classical Academy, Harvest Christian Academy, The Selwyn School, Coram Deo and many other notable options.  Some public school districts in this part of Texas also offer open enrollment.  Buyers should contact each district directly to confirm whether open enrollment is available and how the application process works.

Families researching private education can compare schools in Argyle, Flower Mound, Denton, and surrounding communities. Admissions, grade levels, transportation, tuition, programs, and availability should be confirmed directly with each school.

Seay Realty Group does not rank schools or steer buyers toward or away from a neighborhood based on protected characteristics. We provide factual location and zoning resources so each household can evaluate the fit for its own needs.

05 - Amenities & Everyday Life

Garner residents receive access to Lantana’s broader community amenities, subject to current association policies.

These amenities have included:

  • Five community swimming pools
  • A children’s splash pad
  • Fitness facilities
  • Pickleball courts
  • Tennis and multi-sport courts
  • Hike-and-bike trails
  • Parks and playgrounds
  • Community gathering spaces
  • Resident events and seasonal programming
  • Optional access to the private Lantana Golf Club *
  • Optional access to Lantana Fitness Services with Body Bionics *

Amenity availability, operating hours, reservations, and access policies should be confirmed directly with the Community Association.

*Optional services and private memberships are separate from HOA-provided amenities and require additional fees.

Garner does not include any golf course lots. Lantana Golf Club, an 18-hole private course designed by noted golf course architect Jay Morrish, is located approximately 1.2 miles from Garner — about a 5-minute drive via Tanner Parkway and Lantana Trail. Golf or full clubhouse membership at Lantana Golf Club is optional and billed separately from standard HOA dues.

Lantana Golf Club is a private club, and golf or full clubhouse membership is optional and billed separately from standard HOA dues. Standard dues give residents the broader amenity package — pools, trails, courts, and parks — but not automatic golf privileges.

Contact Lantana Golf Club directly for their most up-to-date pricing and packages.

Garner sits within Lantana in southern Denton County, roughly 8 to 10 miles south of Denton and positioned with access to major routes including FM 407, FM 2499, and US-377.  Lantana is approximately 35 miles from both downtown Dallas and downtown Fort Worth, about 16 miles from DFW International Airport, and about 30 miles from Dallas Love Field, depending on route and traffic.

Everyday shopping and dining are close by in Highland Village and along the corridor near Lantana, including popular spots like Marty B’s, Torchy’s Tacos, Christina’s Mexican Restaurant, and Blue Goose Cantina. The surrounding area also offers numerous fast-food restaurants, national chains, and locally owned dining options.

Yes — Garner is one of the stronger options in Lantana for buyers relocating to Denton County, particularly for those who want an established, move-in-ready neighborhood rather than a still-developing section with ongoing construction nearby.

A few reasons it tends to work well for relocation buyers:

  • No construction to navigate.
  • Mid-sized, move-in-ready homes.
  • Established community feel.
  • Strong access to Lantana’s broader amenities. Relocating buyers unfamiliar with the area benefit from Lantana’s built-in infrastructure — pools, parks, trails, and community events — without having to seek those things out elsewhere.
  • Denton ISD schools. Families relocating with kids benefit from established school zoning in the area, though we’d always recommend confirming current campus assignments for a specific Garner address before finalizing a decision.

One thing worth flagging for relocation buyers specifically: Denton County property taxes run meaningfully higher than the national average (Lantana’s median effective rate is roughly 1.95%, versus a national median closer to 1.0%), so buyers coming from lower-tax states should factor that into their overall cost comparison, not just the home price itself.

Because relocation buyers often can’t visit in person more than once or twice before making a decision, this is also a case where having someone with firsthand knowledge of the neighborhood — not just MLS data — makes a real difference. As Lantana residents ourselves, we’re happy to walk relocating buyers through specific streets, lot placements, and what day-to-day life actually looks like here before they make the trip.

Seay Realty Group helps relocation buyers understand the differences between Lantana neighborhoods, so they can compare Garner against other parts of the area with confidence rather than relying only on photos, online estimates, or national listing portals.

Lantana is not a designated 55+ community, but it continues to appeal to many 50+ buyers and seniors who want a well-maintained Denton County neighborhood with convenient amenities, attractive streetscapes, and an active community feel. As a master-planned golf course community in southwestern Denton County, Lantana offers a lifestyle that can work well for empty nesters, downsizers, retirees, and multigenerational households.

Residents enjoy access to neighborhood amenities such as walking trails, community pools, fitness facilities, parks, tennis courts, and golf-centered surroundings, creating opportunities to stay active without leaving the community. Many buyers in this stage of life also appreciate Lantana’s established neighborhoods, HOA-maintained community standards, proximity to Flower Mound, Highland Village, Denton, and Argyle, and access to nearby shopping, dining, medical offices, and everyday services.

For 50+ buyers considering Lantana, home selection often comes down to lifestyle fit. Some prefer single-story homes, lower-maintenance yards, homes near trails or amenities, or properties with flexible guest space for visiting family. Seay Realty Group helps buyers compare Lantana neighborhoods, floor plans, HOA considerations, and resale factors so they can choose a home that supports both their current needs and long-term plans.

LOCAL INSIGHT WITH SEAY REALTY GROUP

For the Phenomenal Over 50 of Lantana residents, there is an assortment of organized community activities that are ongoing and can be found on the community’s lifestyle calendar.  From Lantana’s Ladies League, a “Chair Fit” group, gaming groups (Bunko or Mahjong anyone?) there’s always something happening in the community!

Yes. Lantana is a walkable, trail-heavy master-planned community, and pets are very much part of everyday life here. With miles of hike-and-bike trails, greenbelts, sidewalks throughout Garner and the surrounding sections, and multiple neighborhood parks, dog owners have plenty of room to walk, jog, and exercise pets without leaving the community.

Are there dog parks or off-leash areas in Lantana?

Lantana’s trails, greenbelts, and neighborhood parks are popular for walking dogs, but leash rules apply throughout the community’s common areas and sidewalks, consistent with the Lantana Community Association’s general conduct guidelines.

For dedicated off-leash dog parks, several are within a short drive of Garner, including options in nearby Highland Village, Flower Mound, and Corinth — a convenient option for pet owners who want a fenced, off-leash space in addition to Lantana’s on-leash trail system.

Does the Lantana HOA have pet rules or restrictions?

Garner homes fall under the Lantana Community Association, and like most HOA communities, there are typically guidelines around leash requirements in common areas, pet waste cleanup, and general nuisance/noise provisions. Some HOAs also include breed, size, or per-household pet limits in their governing documents, however Lantana’s governing documents do not currently have breed or size restrictions for its homeowners.

Local Insight with Seay Realty Group

Pets are a big part of daily life in Lantana — you’ll see dogs on nearly every evening walk through Garner and along the community trails. If you’re relocating with pets, we always recommend pulling the current HOA pet guidelines as part of your due diligence, right alongside architectural standards and resale certificate review, so there are no surprises after you move in.

Where can pet owners find vets, groomers, and pet supplies near Garner?

Garner’s location within Lantana puts residents within a short drive of veterinary clinics, groomers, boarding facilities, and pet supply retailers in nearby Highland Village, Argyle, Flower Mound, and Denton. Several local pet-sitting and dog-walking services also serve the Lantana area directly, which is a popular option for residents who travel or work long hours.

Is Lantana a good fit for buyers with larger or multiple dogs?

Lantana’s trail network, open green spaces, and lower-density neighborhood feel tend to appeal to buyers with active dogs or multiple pets. That said, yard size, fencing, and lot orientation vary across Garner, so buyers should walk the actual property with their pets’ needs in mind — not just the neighborhood as a whole. Lantana has some added amenities for pet owners, such as conveniently located disposal bags and trash containers located throughout the trails and along the sidewalks.

Seay Realty Group can help pet-owning buyers narrow in on Garner listings with the yard space, fencing, and proximity to trails or greenbelts that fit their pets’ lifestyle.

Lantana also offers Group and Personal Training through Body Bionics.  Their offerings change, however in July 2026 their group classes included Aqua Aerobics, Boot Camps, Yoga, Pilates, and Fit 360 (plus a lot more).  Martial Arts classes are also offered for youth in Lantana, and classes are held at the North Community Center.

06 - Buying or Selling in Garner

Seay Realty Group brings firsthand, day-to-day knowledge of Lantana’s neighborhoods — including which Garner streets face the retention pond on Martin Creek Circle, which lots back to greenbelt, and how proximity to Adkins Elementary factors into resale value. Because Texas is a non-disclosure state, we pull directly from MLS sales history — the same data licensed agents use — to give buyers and sellers a far more accurate read on true Garner value than any national aggregator can offer.

Garner sellers should understand that pricing can’t be based only on square footage or an online estimate. Buyers are evaluating condition, updates, floor plan, lot positioning (cul-de-sac frontage, greenbelt backing, proximity to Adkins Elementary), garage configuration, and presentation. Before listing, sellers should review recent Garner MLS activity, competing active homes across Lantana, and pending activity, along with paint, flooring, curb appeal, and major systems.

Based on the 5-year Garner CMA, closed sales showed a median cumulative days on market of approximately 7 days, though the range varied quite a bit — from as few as 1 day to as many as 234 days. That spread suggests pricing strategy and presentation make a real difference: well-priced, well-prepared Garner listings tend to move quickly, while overpriced or less move-in-ready homes can sit substantially longer.

Based on Garner’s recent sales history, a few factors consistently separate homes that sell quickly and at or above list from those that sit longer:

  • Realistic, MLS-based pricing from day one. Garner homes sold at a median of 100.0% of list price over the past five years, and Texas’s non-disclosure status means aggregator estimates routinely miss the mark here.
  • Cul-de-sac and greenbelt-facing lots. Homes on Martin Creek Circle, Sommerville Circle, and Colorado Bend, along with lots backing to Garner’s greenbelt or ornamental ponds, tend to draw stronger buyer interest.
  • Proximity to Adkins Elementary. For family buyers, walkability to the on-site elementary campus is frequently a top priority.
  • Move-in-ready condition. Updated finishes, clean landscaping, and strong photography help a resale-only listing compete effectively.
  • Lot positioning. Understand whether a specific home faces the retention pond, backs to greenbelt, or sits on one of Garner’s three cul-de-sacs, since these details affect both daily livability and resale appeal.
  • Distance to Adkins Elementary. Confirm walking distance and current school-zone boundaries directly with Denton ISD.
  • Garage configuration and lot size. Garner homes are primarily 2-car garage configurations on lots ranging from about 0.132 to 0.305 acres; confirm the specific configuration for a given property.
  • Age and condition of major systems. With homes built between 2015 and 2021, ask about roof, HVAC, and foundation history and any recent updates.
  • True comparable pricing. Because Texas is a non-disclosure state, work from actual MLS comparable sales rather than an automated estimate to understand whether a specific Garner home is priced fairly.

The fastest way to get started is to contact Seay Realty Group directly for a buyer consultation or a free, no-obligation home value report for a Garner property. Buyers can also ask about off-market or coming-soon opportunities, since some Lantana homes change hands before ever reaching public listing portals.
