— A NEW CHAPTER IN WESTERN FLOWER MOUND

New Homes Surrounded by the North Texas Prairie

Furst Ranch is taking shape along the western edge of Flower Mound, near Bartonville, Argyle and Northlake. The development is planned as more than a collection of new homes. Its long-range vision combines residential neighborhoods, parks, trails, open space, education, healthcare, employment centers, shopping and dining within one connected community. At completion, Furst Ranch is expected to function as a significant new western gateway to Flower Mound. The first residential neighborhood, High Plains, is now selling, while Prairie Vista and Cross Timbers are planned for future phases. The three neighborhoods will be connected through trails, green spaces and shared amenities. Furst Ranch offers a setting that feels removed from the busier parts of the Metroplex without giving up access to Flower Mound conveniences, Denton County employment corridors, DFW Airport, Dallas or Fort Worth.

— THE FURST RANCH MASTER PLAN

A Community Designed to Grow Over Time

Its all brand new...

The Furst Ranch plan stretches from the High Plains neighborhood in the north through future residential, commercial and civic areas to a planned 97-acre Central Park in the southern portion of the development. The plan also identifies The Ranch Club, Liberty Lake, future school sites, the George B. Furst Community Activities Center, shopping and dining areas, corporate campuses and additional public spaces. Because Furst Ranch is still developing, buyers should distinguish between amenities that are open, under construction and conceptual or planned.

— THREE DISTINCT RESIDENTIAL SETTINGS

High Plains, Prairie Vista and Cross Timbers

Furst Ranch is planned around three neighborhoods, each designed to offer a different type of home and relationship to the surrounding land.

High Plains

Now Selling

High Plains is the first residential neighborhood within Furst Ranch. It is planned around clusters of homes connected by landscaped open spaces, parks and meandering trails.A broad mix of builders and homesite sizes gives buyers choices ranging from approachable new construction on 50-foot lots to custom and luxury homes on 70- and 80-foot homesites. The community’s residents-only amenity center, The Ranch Club, is planned near the gateway to High Plains.

EXPLORE HIGH PLAINS HOMES

Prairie Vista

Future Phase

Prairie Vista is planned across Liberty Lake from the future pedestrian-oriented town center. The neighborhood is expected to offer somewhat larger homes on more generous lots, combining a quieter residential setting with convenient access to future dining, shopping and community destinations. Prairie Vista is not currently presented as an active selling neighborhood. Development plans, builders, product types and release dates should be independently confirmed as the phase progresses.

Cross Timbers

Future Estate Phase

Cross Timbers is planned as the final and most spacious residential neighborhood within Furst Ranch. Located beyond the creek and approached through a more private-feeling entrance, it is expected to feature custom estate homes on multi-acre homesites. Although Cross Timbers is designed to provide greater privacy and room to spread out, the neighborhood is still expected to connect with the larger community through trails and open spaces. Builders, lot releases, pricing and construction schedules have not yet been finalized publicly.

— TOURED BY SEAY REALTY GROUP

A Closer Look at Homes Taking Shape in Furst Ranch

Seay Realty Group has toured homes and model-home offerings within Furst Ranch to give buyers more than a directory of builder names. Our local coverage looks at floor-plan flow, natural light, finish selections, outdoor living, architectural features and how individual builders may fit different buyer priorities.

David Weekley Homes

During our David Weekley Homes tour, we found bright, open living spaces with soaring ceilings, large windows and flexible rooms that could serve as offices, game rooms, guest spaces or secondary living areas. The model combined warm materials, contemporary details and practical everyday design. Its kitchen, primary suite, spa-inspired bathroom and landscaped outdoor area illustrated the builder’s emphasis on livability as well as presentation.

Highland Homes

Highland Homes offers Furst Ranch buyers larger 60- and 70-foot homesites, with plans positioned toward the upper end of the community’s non-custom builder range. The builder is a strong consideration for buyers prioritizing Texas-based construction, substantial floor plans, architectural options and elevated interior selections.

— RESIDENTS-ONLY AMENITIES

The Ranch Club at High Plains

The Ranch Club is planned as the principal residents-only amenity center serving the early phases of Furst Ranch. Located near the entrance to High Plains, the approximately 20-acre site is designed around a clubhouse, swimming areas, lake views and spaces for community events. Current plans identify a mix of family-oriented recreation and quieter resort-style areas for adults.

Planned Ranch Club Features

  • Event pavilion
  • Shade pergola
  • Eight-foot-wide trail
  • Pond
  • Playground

Because the facility is still being developed, final features, opening dates and operating policies remain subject to change.

— CONNECTED TO THE LAND

Trails, Water and Room to Explore

Outdoor space is central to the Furst Ranch plan. Trails are expected to connect residential neighborhoods with parks, community amenities and future retail destinations, giving residents alternatives to driving for some trips within the development.Liberty Lake is envisioned as a recreational and scenic centerpiece. Planned activities include fishing, paddleboarding and enjoying the water from trails and gathering spaces surrounding the lake.Additional parks, playgrounds, greenbelts and the planned 97-acre Central Park are intended to provide a network of outdoor destinations instead of concentrating recreation in a single amenity complex.

— A GROWING MIXED-USE DESTINATION

More Than a Residential Community

Furst Ranch is planned to eventually include walkable retail and dining districts, healthcare uses, educational facilities, employment centers and community gathering spaces. The long-term concept includes dining near Liberty Lake, open-air patios, neighborhood shopping and trails leading from residential areas toward commercial destinations. These components are part of the future development plan and should not be presented as currently operating amenities.

PLANNED, NOT YET COMPLETE

Furst Ranch is an active, multi-phase development. Future land uses, retailers, restaurants, roads, schools, parks and completion schedules can change as planning and construction proceed.

— EDUCATION NEAR FURST RANCH

Public and Private School Options

Homes currently marketed in Furst Ranch are associated with Argyle Independent School District. Builder and community materials reference Argyle South Elementary School, Argyle Middle School and Argyle High School. The master plan also identifies future elementary- and middle-school sites within or near the development. Those future facilities should not be described as open or guaranteed until confirmed by the appropriate district or authority. Liberty Christian School, a private prekindergarten-through-grade-12 campus, is located immediately north of the High Plains portion of the community. School attendance zones, grade configurations, transportation and future campus plans can change. Buyers should verify all assignments directly with Argyle ISD and individual private schools before purchasing.

Higher Education in Denton County

Beyond K-12 options, Furst Ranch residents have convenient access to two major public universities located directly in Denton County. The University of North Texas (UNT), one of the state's largest research universities, and Texas Woman's University (TWU), the largest state-supported university primarily for women in the United States, are both based in the City of Denton, roughly a 20-30 minute drive from the community. Together these institutions offer a wide range of undergraduate, graduate, and professional degree programs, along with continuing education opportunities for local residents. Denton County's proximity to these universities is often cited as an added benefit for families considering long-term educational pathways for their children, as well as for residents pursuing degrees or professional development themselves.

— BEYOND FURST RANCH: LIFE IN FLOWER MOUND

Parks, Lake Access and Local Character

Flower Mound combines established residential neighborhoods with extensive parkland, connected trails, lake access, local dining districts, and a protected natural landmark at the center of town. These features help create meaningful differences between neighborhoods and influence how residents experience daily life in different parts of the community.

Parks and Connected Trails

Flower Mound maintains more than 1,000 acres of parkland and approximately 64 miles of paved multi-purpose trails connecting neighborhoods, parks, schools, and businesses. Residents also have access to playgrounds, athletic fields, picnic areas, public tennis courts, equestrian trails, and unpaved hiking and biking routes near Grapevine Lake.

Grapevine Lake and Outdoor Recreation

Neighborhoods in southern and western Flower Mound offer convenient access to Grapevine Lake and nearby U.S. Army Corps of Engineers parkland. Depending on the location, residents may be close to boating, fishing, camping, hiking, lakefront trails, and parks such as Twin Coves and Murrell Park.

Dining, Shopping and Mixed-Use Districts

Flower Mound does not revolve around one traditional downtown. Dining, shopping, and entertainment are distributed among areas such as Lakeside DFW, River Walk at Central Park, Parker Square, and nearby Highland Village. These districts offer different combinations of restaurants, services, offices, entertainment, and residential living.

The Town’s Namesake

Flower Mound takes its name from the protected natural mound located near FM 3040 and FM 2499. In 1983, 12.76 acres were deeded to the Flower Mound Foundation for permanent preservation. The site remains an important natural and historical landmark within the community.

— MOVING HERE

Relocating to Furst Ranch

Moving to Furst Ranch and Flower Mound involves more than choosing a home. Buyers should compare commute routes, confirm school boundaries by property address, review the complete property-tax structure, and understand which utilities and municipal services apply to the home.

Location and Commuting

Furst Ranch sits along the Flower Mound, Argyle, and Bartonville border in northern Denton County, with access to routes including US 377, FM 407, and nearby FM 1171 and FM 2499, connecting to State Highway 121 and points toward DFW International Airport and major North Texas employment centers.Commute times can vary considerably depending on the specific home site within this large community, the work destination, time of day, and ongoing construction activity in the area. Buyers relocating for work should test the likely drive from the actual property rather than relying on mileage alone.

Buying New Construction — Things to Remember

New construction pricing often covers less than buyers expect. Before closing, ask the builder representative to clarify exactly what's included versus what will be an out-of-pocket cost after move-in, such as:

~ Window coverings (blinds, shades, or curtains)
~ Landscaping beyond the front yard
~ Refrigerator, washer, and dryer
~ Light fixtures in secondary rooms (builder-grade is common)
~ Closet shelving and organization systems
~ Extra outlets, USB ports, or smart-home wiring beyond the base package

Understand the Complete Property-Tax Structure

Homes in Furst Ranch are subject to more than one layer of property tax. In addition to standard Denton County and school district (Argyle ISD) taxes, buyers should account for the MUD tax rate discussed above, along with any applicable HOA assessments. Combined, these can make the effective tax rate noticeably higher than in neighborhoods without a MUD. Before writing an offer, ask your REALTOR® or the builder's sales representative for a full breakdown of the estimated combined tax rate for the specific section and lot you're considering, since rates can vary by phase within the same community. Buyers should also confirm whether the home's assessed value will be based on land only or land-plus-improvements in year one, as this affects the first full-year tax bill.

Utilities and Municipal Services

Because Furst Ranch is a massive 2,300-acre master-planned community spanning the borders of Flower Mound, Argyle, and Bartonville, its utility and road infrastructure is structured through a Municipal Utility District (MUD). MUDs are special taxing districts that fund the construction and maintenance of water, sewer, drainage, and road systems within a development, and they carry their own tax rate in addition to standard city and county property taxes.

Before purchasing a home in Furst Ranch, buyers should ask their REALTOR® and builder representative to review the MUD disclosure notice, which outlines the district's current tax rate, outstanding bond debt, and the services it covers. Reviewing this disclosure carefully — and confirming current details directly with the district or title company — helps buyers fully understand the ongoing costs associated with homeownership in the community.

New-Resident Checklist

Before or shortly after closing, new residents should:

~ Confirm water, wastewater, trash, and recycling service
~ Verify the correct school district and campus assignments
~ Review HOA documents and community rules, if applicable
~ File for eligible homestead or other property-tax exemptions
~ Confirm trash, recycling, bulk, and brush collection schedules
~ Register for Town alerts and local communications
~ Review the Town’s interactive map for zoning, utilities, and property information

Why REALTOR® Representation Matters

New construction can feel more straightforward than a resale purchase, but the builder's on-site sales representative works for the builder — not for you. Having your own REALTOR® in your corner means someone is reviewing the contract, MUD disclosures, and upgrade pricing with your interests in mind, not the builder's bottom line. An experienced agent can also help you compare pricing and incentives across Furst Ranch's different builders and sections, flag which upgrades tend to hold their value versus which ones you can add later for less, and walk the property with you at key construction milestones. Best of all, buyer representation typically costs you nothing out of pocket, since the builder generally covers the REALTOR® commission. Seay Realty Group has guided buyers through new-construction communities across Denton County and can help make sure nothing gets missed — from your first visit to the model home through your final walkthrough.
